First floor extension with new small window next to neighbour

I’m planning to apply for our extension with the first floor be going out by 2.5m (set back from boundary by 1m and as the middle of neighbour’s window is 1.5m from our house so regarding to 45 degree rule, the maximum I could extend is 2.5m to the back)

The problem here is as you could see on the after picture, I would need to replace old window of second bedroom with a new small window right next to boundary as there would be no window for that room after extension (only place left to let the light in), will it be declined by council and will it affect our neighbour if they want to extend in the future? (As with 45 degree rule, the centre of our new window will be too close to there house - only 50cm so if they also extend the same with us, this window will be covered over 45 degree?!) or council will calculate 45 degree from old window? Thank you!

You can get blocks that are planters and build it up to the height and length needed. They were first shown at The Chelsea Flower Show, very easy to install - this way you don't need to touch your neighbours property (I have used them myself for a friends garden). 1/ A cantilever will NOT impact on the foundations. The strength is in the cantilever itself. It is NOT load bearing. 2/ they have to hire at least three consultants. Architect at this stage, then structural engineer and party wall surveyor AFTER planning. Between the 3 of them, you will be able to ascertain the structural impact which is usually zero. 3/ More importantly is the visual impact, and that must be resolved at this stage (design and planning stage). You can talk to them about this because they probably have a readymade reply from their architect, or you can upload photos or diagrams of the design here if you wish to pursue more advice on this from me.

Hello, you're not far off in terms of your estimate but I'd edge towards the higher end of your estimate. I'm in West London and we did our extension 2 years ago and cost around £50k just for the build ( 5m x 3m, shell, pitched roof, plumbing and electrics to 2nd fix, finish up to plaster stage ), however the final figure higher as we had to add on more sockets etc, replace old floor joists, replace ceiling, labour for tiling in WC etc, the list goes on lol ). So add on extra for contingency. What you can do is just call up a builder and take them to a viewing and ask them for a rough quote. Some buiders might have a general rough 'package' quote for example extension with suspended floor, 2 velux, 12 sockets, fit WC etc, others will ask for more specific details. If you see any of the neighbours doing an extension down the road or nearby roads of a similar style, you can ask that builder to give you a quote? Or even send them a plan of the current layout if you don't want to take them to view the property?

Don’t actually know measurements but here’s some more pics of the side. I did consider that idea but to be honest I think I’d prefer to keep the kitchen where it is as it’s nice to look out to the garden while cooking! We can still see the view through from the dining room too. Perhaps if money were no object.. but I imagine moving all the piping etc will be a lot more expensive (?!), not sure of budget yet but am thinking through different options and considering the value it will add to our lives and potential added resale value in a few years or so. Also because of dogs it’s quite handy to have separate kitchen - we have it blocked off with a dog gate atm but I love those sliding wooden doors you see on Houzz. Basically am wondering if the cost of an extension is worth the hassle, originally that was our plan but now we’re in it I don’t think we would actually get that much extra space! At the moment the dryer is in the dining room (where the desk is in the photo) and there’s no dishwasher so that’s the main issue. If we could move the sink to RH and add in double/ sliding doors, fit a slimline dishwasher where the bin is in the photo on the LH side and perhaps squeeze in the dryer too somehow then perhaps extension not needed. Unless a conservatory would be a good option... (Alternatively was thinking about getting custom built cupboard around the dryer in dining room and get the washing machine installed on top, to free up space for dishwasher in kitchen...)
