Building a Home Renovating Kitchens

Side return expansion - permission needed?

My house already has part of the side return filled in, but I would like to make that space a bit bigger, only by perhaps 2m so that there is more of a sense of an open plan space, rather than an L shaped room- would planning permission be required?

Go to your local Planning Dept’s Planning Portal website (every council has one) and it will list what can be done under permitted development and what needs planning permission.

Thanks for your advice. I haven't actually looked on the government's ppw. The floor is probably quite a bit higher inside the property, and the opening could well be lower than 1.7 (more than likely exactly 1.7m!!) My gripe is the fact that once opened it encroaches into my area, which I would like to 'develop', and an open window would prevent me from doing this. Then there's the security issue - quite a dark space, and we've already had one recent incident where thieves breaking in to neighbouring houses, crossed gardens and then used my alleyway to escape.

It looks like the simplest thing to do would be just add one bedroom (so 2 bed one bath). Keep the current bedroom and reception as they are. Knock down between kitchen and bathroom to make a large kitchen diner. Leave a small courtyard to allow for light for the bedroom, then behind this build another bedroom and bathroom, order depending on soil pipe access, but it would be nice to have the bathroom between the bedrooms and master bedroom at the back overlooking garden if possible...

Ok, here's my attempt: I love the idea of a walk-in pantry, but I couldn seem to get the space to work that way, so I ditched it. Anyway it would have stolen your bathroom window. Maybe use the extra space in the bathroom for a utility closet with washer and dryer, plus storage for mops etc. Meanwhile, the kitchen seemed to make more sense in the bright part of the room, with the living area in the cosier space at the back. I would 'zone' the living area with the biggest rug you can find. To seperate the living from dining area, you could try an open bookcase which gives separation but lets light through, while providing great storage. For the dining area, I would go with a long narrow table with bench inside. The table can be pushed right in when the bench isn't in use. Finally I think the kitchen would work well as one long run and an island, with a sink in the island. There are stools in this pic but I'm not sure if they'd clutter the space too much. Looks like a lovely bright space, I hope some of these ideas help!

Excellent. Thanks for the visual. Always helps as builders are only at the foundation stage at the moment! 28m3 of concrete pumped on the site last week as our house built on higher ground so extension has to match ground level and we're adding a first level extension too. A long way to go but take each day at a time. No more projects for you then?!

It might be worth looking to see if there was a planning application for the previous extension and whether there were any objections / reasons for not doing the full extension at the time, eg works going over drains access covers, etc.
