Change of window to door

We recently got planning permission for an extension in which there is window to the rear of the extension. We think it will be more appropriate to have a door there instead of window. Works haven't started yet. We don't have an architect for the project. What should we do now please? Make another permitted development/planning permission application? Thank you in advance.

That’s helpful! Do they have a Duty Planning Officer as they may be more helpful on the phone?

If the size of the opening is exact I would expect it to be non-material but does it affect any other properties?

You could always try submitting a non-material amendment?! It’s not too dear or lengthy

Good question. If you required planning permission for your extension then you will have to amend the drawings and reapply. If you do not build as per the drawings submitted then you would have to retrospectively seek permission. I'm not sure which is easier for you. It is a risk if you do not build what is on your plans. More opinions or someone who has a similar situation would help you decide.

Speak to your LPA to determine whether it’s non-material or not

What he says above. Shouldn't be a problem. Cost without the door, and assuming the lintel is ok should be somewhere in the range of £1000-£2000. Bear in mind that the radiator is there for a reason and will need to be placed somewhere else in the room. How easy or difficult that would be will depend on the floor, amongst other things. There will be a fair amount of dust to deal with too as the wall will need to be cut with an angle grinder.

Will the cloakroom fit next to the front door? Could you put the utility in the cloak room And then knock the kitchen/ utility/ playroom space together to make a kitchen diner and then use the dining room as a playroom.

You could try OnePlan on here for layout and detailed kitchen planning. I’m sure Karen could also do electrical plans but it may depend on complexity as it’s a specialised field in it’s own right. We used Karen a few years ago, the 3D renders were extremely helpful for my husband! Personally I wouldn't use an architect for kitchen planning, as again it’s a specialised field. Thank you Minnie. I emailed my local LPA, they have replied with general links to their website which does not clarify my question unfortunately. Builders said if the opening is not bigger than what was approved, it should be ok. The door width is lesser than the window width approved. Not sure if we can go with that advice

Thank you minnie, I will try to see if I can get someone on the phone and also look into non-material amendment. Thank you. In the same non-material amendment is it possible to request change of size of a bedroom window that was not part of the extension application? Or should we submit another application? Sorry about the questions.

Hopefully they’ll advise verbally, they should at least give regulatory advice (obviously not what will get permission!) or mine does anyway. I had a bit of a grey area re Listed Building Consent or Planning as I’m also in a Conservation Area and they were happy to spend quite some time looking at it to determine what was needed.

More info would be needed re the window, hopefully this link helps

I'm not an expert btw, have just had to seek permissions for our house and also object (several times) for a development close by
