Comments (22)Front hallway- I say save your money leave it up. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. Comments (7)Hi, It would be really useful to know which walls you can knock down and feel are awkward? In terms of utilising the space better are you open to considering moving the kitchen into the reception room to create an open plan kitchen living space? The reason I suggest is because adding a second bedroom will reduce the space of the bedroom as you will need to add a corridor. In addition what you have asked for in the bathroom will increase the footprint of the area. I would have suggested a bath tub/shower combined to save on space. As you want a separate bath and shower units this will take up more space, which can be done but you would have to extend the bathroom which is why I suggest moving the kitchen over to your reception room. It is really difficult to advise you in terms of costs as this is subjective to your building, structural considerations and the builder you use. I do believe you honestly need to get a professional architect involved who will carry out a survey and can advise exactly what can and can't be done in the space you have. Yes this will cost a bit of money, but you will get accurate answers than the Houzz forum! Knocking down walls and moving things around is a costly expense no matter how big the project. Comments (23)Congratulations on your baby but I urge you not to proceed with your plans. You will spend a lot, have less living space and not add any value. No future buyer will pay a premium for a large windowless bedroom/storage space. Please consider my previous suggestion but slightly amended. If you take off a small part of the existing kitchen and create a baby's room you can then present it as an office when it is time to move on. Plenty of buyers look for a discreet office for wfh which they can just shut the door on at the end of the day....See Morerinked
