Hi Alexandra, The only way that I can see that creates a 4 bedroom layout upstairs with a usable bathroom involves moving the stairs very slightly. Fortunately this should be a lot more straightforward and cheaper than moving it to elsewhere in the property. At first floor level this moves the landing into the centre of the house, so you can have 4 bedrooms off of it with a bathroom at the top of the stairs. Each bedroom has at least 1 window and I would recommend adding a small window above the stairs to provide natural light. Bedroom 1 stays mostly the same size and all of the bedrooms should be able to fit a double bed. Bedroom 1 could even have a small ensuite added in the top right corner. At ground floor level the door into the reception room would need to be blocked in so a new door from the kitchen would need to be added wherever the fireplace isn't in the way. I also think it would be worth knocking through the wall between the kitchen and dining room and creating a bifold door to provide views and access into the garden. Please let me know what you think? Hey Bas, Congratulations on your new home. I think it is really important to consider what do you actually need/want and go from there. I will ask you a few questions that might help to get you thinking. Do you need/want a large kitchen with island and plenty of space to cook? Or do you just need a very basic spec kitchen? Do you have people over and socialise a lot - do you need a dining table or are you not that bothered? What do you do to relax do you watch tv/read/listen to music/play music - then you will know you need a good sofa space if you watch tv or if you need a nice corner nook with plenty of space for books? Are you a muddy boots family or do you just need somewhere really simple to wash/dry your clothes? Do you work from home? with lots of storage space for papers or is it computer work and a simple desk would work just fine? Once you've gotten to the bottom of the space you need you can consider your budget, how much do you have to renovate can you afford to start knocking down all the internal walls and potentially extending or do you need to be smart with the space that you have. Agree with Jonathan. Peninsula's always split the space in half. I think his layout is a much better use of space I think an L shaped sofa, unless the chaise/ottoman end is compact is quite a large piece for the available space. A two seater sofa and a chair would be more flexible. You could also simulate the L with two sofas with a side table between them. Think about how you live, what suits your lifestyle? If you had a rectangular table it could double up for kitchen prep running parallel to the hob.
