I think with the wall removed and a single door it will already be a huge improvement. I would have the vanity on the bottom wall and use the whole right hand side for the bath. If it was built in you could have storage on the top wall following on from the bath along from the toilet.

Agree, much better already without the wall and more space to play with. If you placed a smaller bath along the window wall, you may be able to fit in a separate shower in the corner. It would mean a bigger job as you would have to move the drains and soil pipe though.

Thank you ! I didn’t think we be able to fit a separate shower in, however, I had never considered a smaller bath. This is definitely something I’m going to look into. Moving the piping is in an issue as we plan to do works anyway.

I just checked the measurements in our bathroom. 2.6 x 1.8. Very close to yours. We have a separate shower, bath, loo and sink. Door is central which gives more flexibility. We have a big bath so if you go for a smaller one you should be able to fit it all in.

Althought the built in vanity and toilet provide more storage it also makes the room look much smaller. It depends on what you need to store in the bathroom. Built in furniture is also a nightmare for plumbers when repairs are needed.

Tried a couple layouts. A separate shower would fit when moving the door, but it's tight (bath 150x70cm). The middle scetch has more storage options with a 120x50cm vanity/shelf, but less floorspace. Love Sarah's idea, nicely lined up (bath in this scetch is 170x80cm).

Note: plumbing in built-ins is only hard to reach when it's tiled or boxed in. Then again, this layout would work fine with freestanding fixtures (bath end aside).

I'm afraid I disagree having just paid a plumber £500 to replace a floor mounted bathfiller tap fitted behind the bath. The whole bath had to come out to replace the tap. The tap failed (leaking badly) and the replacement cartridge was discontinued so I bought a new replacement tap. Taps are harder to fix under a built in unit than a pedestal basin and toilets with concealed cisterns are harder to fix when they malfunction. I have had both. Built in you need to be very careful. I would also choose very high quality taps like Grohe, Hansgrohe or other high end makes and do a lot of research first. We have less than 3 year old (seldom used) budget specials from Victoria Plum that are leaking already. We bought our property with these already installed. The same goes for shower fittings.

Behind a bath is the worst, Isla! I totally agree with that, hope ours will last for a long loooooong time (or the whole bath would have to come out)!

I really hope it never happens to you Rinked! It would have been so easy to place the tap the other side of the bath facing the wall or further towards one of the ends but still accessible but no, he (previous plumber) chose the wrong option. Maybe it was done intentionally to generate more work later. I'm really anti anthing built-in or hard to access now although aesthetically it looks much nicer.

I feel your pain Isla. Of the great layouts Rinked has provided, the first is how our upstairs bathroom is laid out. I’ll check measurements when I get home to confirm sizes. The bath is freestanding with the toilet to the right. The shower (no tray - tiles wetroom style) is to the left and I have bifold shower doors that go flat when not in use. The sink is to the right behind the door. It has storage below and a mirrored cupboard above.

The bath I went for is much bigger than I planned originally as Hubby persuaded me that he needed a bigger bath. I do regret that as it does dominate the room. I’ll add pics later.

I love showers where the floor is sloped to suit the drain with no shower tray. Looks much more modern. Looking forward to your pics.
