I've been mulling over this one .... I'd like to see the plumbing going outside rather than down though the extension downstairs.. ...so probably the extension housing the 2 ensuites, dressing area AND the family bathroom so you can increase the back bedroom in size and create a walk way to new family bathroom ... I think .... This is one to come back to on my coffee break later I think !!! As I still think the smallest bedroom doesn't benefit ? And in an ideal world I'd try to either make that bigger or repurpose it as the dressing room instead ?!

Depending on the strength of foundations on the garage, I’d be inclined to add a bedroom by extending over that. I think it’d be cheaper than extending out the back, but more importantly, if you’d like that family room to be light and bright all the way back to the kitchen area, I’d recommend putting in a couple of sky lights, which you can’t do if you extend over it. You’d end up with 3 double bedrooms and an en-suite. However, this doesn’t solve the unusual shape of bedroom four, if that’s a problem for you.

Hello Plusmarcus – I have enjoyed having a look at the proposal. There are some good things here. From my experience renovating a property is always a good idea and pays dividends when you come to sell it. The 4th bed in the loft is fine, the lounge has an excellent proportion and the open plan dining/ kitchen works well. May I suggest that you advise your friend to check that the designer really is an archtect ie, Dip Arch RIBA. Some 'draughts people' do use the term architect, a bit loosely, so it might be an idea to check – it might affect the fees they charge! I want to suggest that your friend has a look at the following book: www.KeithJamesClarke.com Why do I make this suggestion. It is written by an architect and full of design ideas and contains Case Studies on a single storey, loft extension and a lot more besides. He gave the architect a list of what he wanted, but he isn’t keen on what the architect has produced. He likes the loft layout but thinks the downstairs & the first floor designs seem limited. He doesn’t like the W/C at the bottom of the downstairs extension. He also wants his daughter to have the en-suite but the layout doesn’t seem to work. He isn’t sure if moving the stairs would improve the layout of the whole of the house.
