Building over drain inspection point
Comments (4)Hi Mrpuddlebunny, What we need to know is are the drains shared and used by other properties or just used by your property. If you are at the start of a run then this is considered as not shared. The general rule is that you can not build over a manhole. Therefore, the manhole will need to be removed completely and new pipes fitted. If the drain is shared then the water authority own the drains and a build over agreement will be required if you propose to build over or within 3m of them. Building work can not start without the build over agreement. If a manhole is to be removed a roding point must be provided outside the building which can rod in the direction of the flow. Water authorities have strict rules and regulations regarding the type of materials that they accept for drain repairs and alterations and this will be stated on the agreement. Comments (14)When considering your upper cabinetry, it certainly looks like you would get more cupboard space by going to the ceiling. Sometimes the concern about doing this in a small space is that it could be more enclosing and visually crowd and shrink the space. A thought would be to have to the ceiling cabinets but a little slimmer so they aren't so deep that they close in the bench area. Bench space is of a premium so maybe the upper cabinets could be made bespoke so that you could have an open shelf in the corner above the microwave, not square into the corner but angled to run across that corner, so you can lift the microwave off the bench. Keeping the bench clear could also be of benefit in your new kitchen, so hanging racks for utensils and spices that are close to the wall could be worth considering. Others have suggested moving the fridge out but hmmm, not a fan of how that would go living with a kitchen half in the living area. Comments (5)Hi Mike, there are a number of checks that you can do to determine whether it is possible to move the kitchen to the rear: Check the invert level of the drainage in the front. This is done lifting the manhole / inspection chamber(IC) cover and using a tape to see the depth of the bottom of the channel. 2)Making sure that you set a level datum line to the rear if the property - check the height difference between where your new drainage run will be positioned. Work out the fall ( change in height) between the front ( IC) and the rear. Take a linear measurement from the two manhole(ic) positions in metres and check the gradient 1in 80 to work out what height the pipe needs to be set to have the correct fall. If this sets the manhole above the ground then you will need to use a pump. If this works then no need to pump. Remember you will need to have a straight run or slow bend to enable a clear rod between points. If you change direction you will need a chamber unless it can be rodded.
