Planning a small extension

Hello Everyone,

We are still in the process of decorating our house and having completed the bedrooms, bathroom and loft, we are moving downstairs to the living room and also looking into a small extension into the garden, the extension will be a dining area for when we have people over for dinner (we usually eat at our kitchen table but this only seats 4 people so not ideal for entertaining).

Pic 1 is from inside the living room, we will take out the patio doors but not sure what to replace them with or maybe keep it open plan?

Pic 2 is from the patio doors, we are thinking about raising the extension floor so that its level with the living room floor...?

Pic 3 is from the garden, should we look at having an L shaped extension??

Its a small area approx 2 meters wide and 3 meters in length but we can't decide how it should look, should the roof be glass to let in more light or should we have a tiled roof? We are completely stumped and any ideas would be greatly appreciated..please mind the mess, the garden (once the extension has been done) will be the final makeover and no doubt I will be back here asking for help again!

Hi Balbir,

With regards to your queries you have a multitude of options and permutations for how to arrange the space and extension.

The most important thing to consider is how the ground floor works as a 'whole' rather than looking at it in parts. This will then guide you into how to shape the building itself, windows and doors will place themselves.

From the photos it's a little difficult to exactly ascertain what needs to be done but an L shape extension should be very easy and will match your neighbour. There are certain planning constraints, either permitted development route or full planning may be required, but certainly possible.

hi there. best option to have most light in you would like to have is to install a nice and full width bifold door. they are juicy on price but not horrible expensive. bathroom refurb usually can cost you about up to 5k£ just to take in consideration bifold door would be about 3k£ including installation your extension would be about 16k£ because of a limited access and I'm not to sure what sort of refurb are involved too as haven't seen all existing drawings. kitchen assume about 2.5k£ incl installation for a decent mid range stuff flooring painting and other bits and pieces can be about up to 3k£ in the new and existing area dpc issue can be sorted with A, as you mention lower a ground 150mm B, install new dpc 150mm above the ground and joint it together with a new extension and tank out externally by the side of a building. that would be another 3-4k£ job if you would like to refurb your diner area too that can be about 600£/m2. as i don't know the exact area just can give you an average cost per a m2. in a first place thats what i can see realistic. in total

Thanks for your input. I agree re the kitchen layout in the first option but we are just struggling with that wall! Would you build essentially all the way up to the boundary? Or would you leave a slim gap to be able to clear weeds between boundary and diagonal wall? The roof is unfortunately a bit complicated as there is a shared roof over our existing dining room and the neighbours dining room - the plan was to tie in this existing roof to a new crown roof on our side so we don't impact the neighbours. If we went for a diagonal wall and therefore a non 90 degree corner we would probably swap to a flat roof instead of crown to keep costs lower.

Just on the chimney point. We knocked through between our kitchen and small sitting room. We needed a structural engineer to specify the steel. as part of the work they took out a similar chimney and supported the chimney higher up with a diagonal steel. the whole job was £15k and the diagonal steel wasnt itemised but we had the wall taken out, new plaster throughout, lights, new floor, radiators etc included. so i guess a couple of thousand pounds for the chimney removal to first floor.

I was thinking tall cabinets for the other side of the where the desk is (kitchen side). This then creates a nice zone for that desk which is semi-private. The recess at the far left side is due to pipe work, it could definitely be re-routed but I thought it might be a useful cupboard regardless? Oh and I forgot to add big doors opening out to the garden at that end too. Currently it’s a window.
