I was thinking of swapping the position of the shower room and the utility, for these reasons....

-we may convert the garage into an office / occasional guest room at some point in the future and i think the placement for this is better. i would create a door through into the garage so this would essentially be an en-suite for occasional guests in addition to a second w.c. for us.

-the existing kitchen is where the shower room is on this plan, less of a job to convert from an existing kitchen, to a new utility (wont have to move sink / washing machine.

Id be ever so grateful for any opinions.

It might be worth getting the plans drawn now to include the garage conversion, so you're happy with every element? I think I'd either keep your current layout (but remove the shower from under the stairs) then you could easily put a shower room in front of the utility room if you convert the garage. Or go back to the drawing board with the layout (as it would be nice to keep the front part of the garage, then have your office overlooking the garden?)

l'm going to be doing major work to my home. Had to consider how the rooms would be used for everyday tasks. What do you plan to put in the utility room? For example if you're going to put a washing machine in there, can you carry the load from upstairs to downstairs without having to walk across the whole house/through too many doors and is it relatively easy to access the garden to hang outside to dry. That may help with making your decision.

Here's a suggestion. It will fit, and allow 800x800 for getting changed. It's tight, but it's possible. Extending by 60cm would be very expensive, and extending twice doubly so! Just to be clear, I've used a 600x400 small projection toilet, a 500w x 400d wall-mounted sink and a 800x1200 shower tray. It's possible to make more space by choosing a slightly narrower shower tray and smaller sink. Have the door swing out to maximise space.

A vertical split would allow for a toilet and sink only, with a huge BUT: The minimum width of 78cm plus wall thickness (10 in drawing) would narrow the entry even more. Can't even keep the door, as it simply wouldn't open. And with the 60cm wall in the top left, you'll have 80cm in front of the washing machine (assuming it could go at 60cm deep, which it often doesn't). A horizontal split would allow for a reasonably sized shower room, plus a small utility area. Again the 60cm wall bit. So question would be: Could that bit of wall be cut open a bit more? The cupboard is still cupboard, as 70cm is not wide enough for a toilet. Vacuum might like it there though. ;)

Is this a bungalow or house as I’d think of easy access for laundry if the latter? Could option B work but push the loo wall back a bit and lost that awkward alcove created in the bedroom and use it for slim storage in the bathroom? You could have a long run of laundry units on the left wall and coat cupboards etc on the right hand wall as you enter from the hall I’m not sure if the bedroom is in full time use but is it being ensuite critical? Jack and Jill bathrooms can also create awkward moments!

What else are you planning to put in there? It will be very tight. I would go for a wetroom shower instead as the shower tray and screens will eat up space. I would say shower + toilet + basin but nothing left over for a utility. If you mask that size on the floor and look at bathroom fitting sizes you will soon see what the limitations are. Consider the door dimensions too.

Hello,

I personally think it is a great idea and suits your needs very well. I would also (as mentioned) above, getting the plans redrawn to ensure you are happy with everything.

You could use a service who will offer a few option on the layout of the space. We offer a layout service that does that where no major works are needed - at a fraction of the cost of an architect so also make sure you shop around when looking to get plans redrawn.

If you had sliding doors on both sides of the new utility room you wouldn't have any issue getting to it from upstairs with linen or with food shopping from the front door etc but it wouldn't have to be used as the main entrance to the kitchen.

I really like the idea of sliding doors in either side of the utility so it could be a corridor or shut off as needed
