Colchester house renovation

This project was a major renovation of a Farmhouse. I was invited to undertake the carpentry works and the so called 'barn' was one of four buildings.

This project was the renovation of most of an existing old farm house with outbuildings and a 1970's addition (picture) near Colchester Essex, UK.

Oak was ordered already mortice and tenoned but without peg holes. We always use the draw-bore technique which pulls the members together even through expected natural shrinkage.

The oak was installed on a lead flashing over cant bricks. Clear silicon was used between the oak and lead. The plate was laid first using drawboring which cannot now be seen being covered by the corner posts.

Once the oak was assembled and tied to the main building by metal straps the first floor joists were set up on joist hangers and the ceiling set upon a studwork infill wall. The roof structure was constructed by us but roof tiling was by others.

The dormer windows were removed and roof joists added to continue the tiles.

Sprockets were hand cut and fitted to the end of the roof joists to match the existing together with a lay board and tilting fillet for the first row of tiles.

Mahogany joinery were installed into the oak frames and sealed by siliconing the corners and planting a mahogany bead.

A good quality timber featheredge cladding was applied all around the building. The cladding was purchased pressure treated and pre painted with a further two coats after this photograph was taken.
