Lancaster Road, Notting Hill, London, W11

The original freeholder of this property’s building was a Serbian lady living in Paris. When she died, she left the freehold to the Serbian Orthodox Church of Paris, just as the current owners were trying to secure it. After years of working with French-speaking lawyers, they finally obtained the freehold in 2006. It was a long wait, but it’s a property that’s clearly worth the patience. The vendors themselves admit that the quality of light throughout the building took their breath away when they first viewed it.

Superbly finished by De Rosee Sa Architects with over 1,200 sq ft of the utmost luxury, this stunning top floor maisonette offered generous proportions and a real turnkey opportunity in the heart of Notting Hill. The architecture firm completed an entire internal refurbishment, which took seven months, in addition to adding a mansard storey and building up the closet wing.

“As a practice we believe that quality architecture increases the quality of life. We consider spaces carefully in terms of how they will be lived in and function as a whole, while trying to make them feel inspiring”, say De Rosee Sa Architects

Materials are an important part of De Rosee Sa’s work. The practice chose strong materials in certain areas of the property to add character and depth: Piedra di Burgos limestone and stainless steel in the kitchen, while beautiful herringbone wood floors and a crisp neutral décor ran throughout the full-length reception and dining room with sash windows on opposing sides illuminating the tranquil space. Open plan to this was a well-equipped, contemporary kitchen with fully integrated appliances, a large central island and smooth, dark units that gave a rich and luxurious feel to the flawless finish.

On the half landing below was a well-designed utility area complete with guest cloakroom and intricate storage solutions. The upper level presented a stylish master bedroom suite which was carefully planned to incorporate ample fitted storage and a luxurious en-suite bathroom with marble-topped twin sinks and a separate, sky-lit shower.

Further to this was a guest bedroom complete with built-in wardrobes and located on the half landing is a smart guest shower room. Perhaps the most surprising and fantastic part of this beautiful home was the well-designed and welcoming home office and library area situated at the very top.

Located at the western end of Lancaster Road, the property was superbly positioned for all the local amenities on Notting Hill.
