This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

Two years after we completed our main floor remodel and addition project for a family from Washington D.C. they had grown dissatisfied with the rest of their house. In remodeling the upper floor, our greatest challenge was creating a clean modern interior feeling while dealing with seemingly random roof and ceiling slopes and traditional bay window forms. We managed to disguise these features and reworked the plan to create great bathrooms and bedrooms as well. The master suite includes a window seat and fireplace combination which can be enjoyed from multiple angles and a spacious bathroom. The children’s wing includes a clever bathroom designed to be shared by a teenage girl and boy. The two sink vanity is located in a niche off the hallway with separate rooms behind frosted glass pocket doors for the toilet and bath.

This contemporary home features clean lines and extensive details, a unique entrance of floating steps over moving water, attractive focal points, great flows of volumes and spaces, and incorporates large areas of indoor/outdoor living on both levels.
Taking aging in place into consideration, there are master suites on both levels, elevator, and garage entrance. The home’s great room and kitchen open to the lanai, summer kitchen, and garden via folding and pocketing glass doors and uses a retractable screen concealed in the lanai. When the screen is lowered, it holds up to 90% of the home’s conditioned air and keeps out insects. The 2nd floor master and exercise rooms open to balconies.
The challenge was to connect the main home to the existing guest house which was accomplished with a center garden and floating step walkway which mimics the main home’s entrance. The garden features a fountain, fire pit, pool, outdoor arbor dining area, and LED lighting under the floating steps.

StudioLAB
The owners of this small duplex located in Greenwich Village wanted to live in an apartment with minimal obstacles and furniture. Working with a small budget, StudioLAB aimed for a fluid open-plan layout in an existing space that had been covered in darker wood floors with various walls sub-diving rooms and a steep narrow staircase. The use of white and light blue throughout the apartment helps keep the space bright and creates a calming atmosphere, perfect for raising their newly born child. An open kitchen with integrated appliances and ample storage sits over the location of an existing bathroom. When privacy is necessary the living room can be closed off from the rest of the upper floor through a set of custom pivot-sliding doors to create a separate space used for a guest room or for some quiet reading. The kitchen, dining room, living room and a full bathroom can be found on the upper floor. Connecting the upper and lower floors is an open staircase with glass rails and stainless steel hand rails. An intimate area with a bed, changing room, walk-in closet, desk and bathroom is located on the lower floor. A light blue accent wall behind the bed adds a touch of calming warmth that contrasts with the white walls and floor.

Among the many luxuries found in this home is having the perfect space to entertain. The great room has a wall of slide-away glass doors, allowing the ocean view and California sunsets to be enjoyed and appreciated. Cool shades of gray are combined with warm wood tones, creating a soft contemporary decor. The wire brushed light oak flooring is offset by planked mahogany insets in the ceiling.

Nestled into sloping topography, the design of this home allows privacy from the street while providing unique vistas throughout the house and to the surrounding hill country and downtown skyline. Layering rooms with each other as well as circulation galleries, insures seclusion while allowing stunning downtown views. The owners' goals of creating a home with a contemporary flow and finish while providing a warm setting for daily life was accomplished through mixing warm natural finishes such as stained wood with gray tones in concrete and local limestone. The home's program also hinged around using both passive and active green features. Sustainable elements include geothermal heating/cooling, rainwater harvesting, spray foam insulation, high efficiency glazing, recessing lower spaces into the hillside on the west side, and roof/overhang design to provide passive solar coverage of walls and windows. The resulting design is a sustainably balanced, visually pleasing home which reflects the lifestyle and needs of the clients.

The Turett Collaborative
The owners of this 520 square foot, three-level studio loft had a few requests for Turett's design tea,: use sustainable materials throughout; incorporate an eclectic mix of bright colors and textures; gut everything..but preserve two decorative tiles from the existing bathroom for nostalgic value.
TCA drew on its experience with 'green' materials to integrate FSC-certified wood flooring and kitchen cabinets, recycled mosaic glass tiles in the kitchen and bathrooms, no-VOC paint and energy efficient lighting throughout the space. One of the main challenges for TCA was separating the different programmatic areas - ktichen, living room, and sleeping loft -- in an interesting way while maximizing the sense of space in a relatively small volume. The solution was a custom designed double-height screen of movable translucent panels that creates a hybrid room divider, feature wall, shelving system and guard rail.
The three levels distinguished by the system are connected by stainless steel open riser stairs with FSC-certified treads to match the flooring. Creating a setting for the preserved ceramic pieces led to the development of this apartment's one-of-a-kind hidden gem: a 5'x7' powder room wall made of 126 six-inch tiles --each one unique--organized by color gradation.
This complete renovation - from the plumbing fixtures and appliances to the hardware and finishes -- is a perfect example of TCA's ability to integrate sustainable design principles with a client's individual aims.
