The Brief
The existing house had very shallow rooms with a need for more depth throughout the property by extending into the rear garden which is large and south facing. We were to look at extending to the rear and to the end of the property, where we had redundant garden space, to maximise the footprint and yield a series of WOW factor spaces maximising the value of the house.
The brief requested 4 bedrooms plus a luxurious guest space with separate access; large, open plan living spaces with large kitchen/entertaining area, utility and larder; family bathroom space and a high specification ensuite to two bedrooms. In addition, we were to create balconies overlooking a beautiful garden and design a ‘kerb appeal’ frontage facing the sought-after street location.
Buildings of this age lend themselves to use of natural materials like handmade tiles, good quality bricks and external insulation/render systems with timber windows. We specified high quality materials to achieve a highly desirable look which has become a hit on Houzz.
Our Solution
One of our specialisms is the refurbishment and extension of detached 1930’s properties.
Taking the existing small rooms and lack of relationship to a large garden we added a double height rear extension to both ends of the plan and a new garage annex with guest suite.
We wanted to create a view of, and route to the garden from the front door and a series of living spaces to meet our client’s needs. The front of the building needed a fresh approach to the ordinary palette of materials and we re-glazed throughout working closely with a great build team.

This project involved a two storey extension to the side and a single storey extension to the rear of an existing 1930′s semi-detached house with a revised internal layout to create a family home suitable for today’s living standards. The single storey extension to the rear created a seamless extension of the original house, housing a new open plan kitchen, living and dining area with a large internal sliding door which closes off the living area if desired. Light wells overhead provide natural light deep into the existing house plan. Large sliding aluminium framed doors open off the main living areas onto a timber deck and the rear garden. www.dmvf.ie.

This brownstone, located in Harlem, consists of five stories which had been duplexed to create a two story rental unit and a 3 story home for the owners. The owner hired us to do a modern renovation of their home and rear garden. The garden was under utilized, barely visible from the interior and could only be accessed via a small steel stair at the rear of the second floor. We enlarged the owner’s home to include the rear third of the floor below which had walk out access to the garden. The additional square footage became a new family room connected to the living room and kitchen on the floor above via a double height space and a new sculptural stair. The rear facade was completely restructured to allow us to install a wall to wall two story window and door system within the new double height space creating a connection not only between the two floors but with the outside. The garden itself was terraced into two levels, the bottom level of which is directly accessed from the new family room space, the upper level accessed via a few stone clad steps. The upper level of the garden features a playful interplay of stone pavers with wood decking adjacent to a large seating area and a new planting bed. Wet bar cabinetry at the family room level is mirrored by an outside cabinetry/grill configuration as another way to visually tie inside to out. The second floor features the dining room, kitchen and living room in a large open space. Wall to wall builtins from the front to the rear transition from storage to dining display to kitchen; ending at an open shelf display with a fireplace feature in the base. The third floor serves as the children’s floor with two bedrooms and two ensuite baths. The fourth floor is a master suite with a large bedroom and a large bathroom bridged by a walnut clad hall that conceals a closet system and features a built in desk. The master bath consists of a tiled partition wall dividing the space to create a large walkthrough shower for two on one side and showcasing a free standing tub on the other. The house is full of custom modern details such as the recessed, lit handrail at the house’s main stair, floor to ceiling glass partitions separating the halls from the stairs and a whimsical builtin bench in the entry.

The Bazeley Partnership
A major remodelling of this Cornish house turned a thermally inefficient 1970s property into a stunning, contemporary family home fit for modern living.
Our design brief involved creating a new two-storey extension to add bedroom and dining space, as well as maximising panoramic coastal views from the rear of the property and creating a blend of outdoor and indoor rooms.
Internally, the spacious and light interior reflects a contemporary home and features a new staircase with frameless glass balustrades, and engineered oak flooring throughout. Revealed wood beams are set against a white interior which, along with the wood burner, add traditional touches to the home, juxtaposing the old and the new.

The clients brief asked for extra living and sleeping areas. Due to the unusual shape of the rear garden and north facing orientation, we proposed a long single storey extension along the side of the garden. The new east facing extension housed the new living areas which receive morning light through the large timber sliding doors which opened to the stone clad garden. We used a curved zinc clad roof to detract from the linear feel with a central rooflight to pull light into the house in the afternoon. This design retained a regular shaped garden. The client’s passion for natural materials and beautiful stone is evident throughout, not just in the bathroom but throughout the ground floor, including the guest bedroom where we housed a custom designed handmade Turkish sunken stone bath. www.dmvf.ie.

Our Downs Park Road project revolved around the addition of a single storey dining room extension to the rear of a two bedroom Victorian terrace maisonette. The ground floor was completely refurbished in order to galvanise the extension to the rest of the floor plan at this level. The new dining area helped to unlock the potential of the rest of the living spaces and allowed the property’s kitchen to breathe for the first time. The design of the extension centred around the garden design’s existing diagonal axis, with a cantilevered roof creating on open corner sliding door arrangement that would reinforce the connection between the internal and external.
