At P+R Associates, we mainly work on Residential buildings, including new-build, knock down and re-build, radical refurbishments, extensions and alterations, of a substantial size and complexity. We work mainly in the Central London Boroughs of Westminster, RBK&C, North London Boroughs of Camden and Barnet, and in Hertfordshire and Essex. A significant part of our work tends to be in refurbishments of Mews Houses in Central London, where we specialise in Mansard Roof extensions and formation of new Basements, both under existing Buildings, and where the whole Building is re-built from scratch. The finishes we procure for Clients are entirely to their preference, and that ranges from very traditional, through to modern, and from simple interiors for the Rental Market, through to highly individual finishes to suit personal tastes. Every Client’s requirements, every property, and every location, demands a different treatment, so we have no pre-conceived ideas on how the interiors are developed to suit individual requirements. The exterior of the buildings tends to be designed to fit with the local aesthetic, which frequently means working in Conservation Areas, or on Historic Buildings. Normally, we expect to take a property from first instructions, through an initial design phase, then a detailed design stage for Planning, following which we fully detail the Works, and provide full Specifications, before sending out for competitive Tender. Then we are able to manage the Project through to completion. Our Clients frequently have other properties outside London, and sometimes they live abroad, in which case we provide weekly Reports, with photographs to show progress, and provide reports on build and cost, while the works progress on Site. So effectively, we provide a fully Project-Managed Service. In house, we are able to provide all necessary Architectural input, cost Consultancy, and Design functions. We are then able to recommend other Professionals such as Structural Engineers, M&E Consultants, Interior Designers, and Party Wall Surveyors, where necessary.
