We're an architect-led design and build practice based in East London, working on Georgian, Victorian, and Edwardian buildings that need careful thinking, not just an extension bolted on the back. Our mission is to make ordinary houses extraordinary and home renovations joyful from the very start. We specialise in rear and side return extensions, loft conversions, basement conversions, kitchen extensions, and whole house renovations, as well as listed building and conservation area projects across Hackney, Tower Hamlets, Newham, Waltham Forest, Islington, Haringey, Barnet, Camden, Southwark, Lewisham, Greenwich, and Central London. We offer standalone architectural design and a full design and build service, working out build costs alongside the design from day one so there are no budget surprises. Sustainability shapes every decision we make. As Green Register members, we retrofit first, improving what already exists to cut carbon and create homes that perform better. Our architect-led Design to Budget process runs cost planning alongside design much earlier, so you know what your project will cost long before you're locked into a design you can't afford to change.

Yes. We offer both architectural design and a fully managed design and build service. One team overseeing everything means clearer communication, real accountability and fewer surprises. Your architect and build team work together throughout, helping you avoid delays, solve problems quickly (often without you even knowing!), and end up with what you actually asked for...a home you will love waking up in.

Yes, and it's right at the core of how we work. Our Design to Budget approach lines up what you want with what you can spend, from the outset. Through regular cost reviews and early detailed pricing, we spot ways to make informed decisions before work starts on site. The goal isn't simply to cut costs, it's to spend your budget where it makes the most difference to your home.

We specialise in transforming period homes across North, South and East London, including Victorian, Edwardian and Georgian properties. Our projects range from full home renovations and reconfigurations to extensions, loft conversions, basements and sustainable retrofits. We usually work on construction budgets from around £150,000 upwards, where thoughtful design and careful planning can make the biggest difference.

Yes, and we'd encourage it. As Green Register members, we take a retrofit first approach, improving insulation, airtightness and ventilation to make your home more energy efficient before adding anything new. This usually gives the best return on cost and carbon and often solves damp or cold rooms that renovations alone don't touch. Where it helps, we'll also look at air source heat pumps and other low carbon heating, so your home costs less to run.
