Renovating Design Dilemma Bathrooms

Bathroom facelift

We are planning to keep the fittings and plumbing as is, but we will need to redo the walls and floor. We want a durable space, so we are not looking at quick fixes or rolls of linoleum.

Advise on redoing the floors and walls—is this realistic without causing membrane damage? What are the best tiles to choose?

I'm not sure what you mean by membrane damage? The BS requirement to apply a waterproofing membrane to the shower surround is relatively new. It looks as though all your tiles are ceramic. You might want to think about replacing dated items like old leaky taps and an inefficient toilet at the same time. The older ones used far more water to flush. All the plumbing will need to be disconnected anyway to remove the sanitaryware for replacement tiling. Think about lighting too, if you are not going to skimp then it is worth looking at upgrading it and fitting a newer more efficient extractor fan if you don't have one. It's a big job to remove all those tiles and make good and then retile and redecorate, don't underestimate the time it will take not to mention expense. Porcelain tiles are a tougher surface than ceramic ones.

Agree with Isla. You will have to remove everything to retile so I would consider at least replacing the loo and shower as these have improved considerably in the last few years. Also I think everything else will appear very tired against the new tiles.

In regard to your specific question, any tiles will work in the space. Porcelain are the easiest and most durable option I think. I would avoid stone/marble and large format tiles. Also note that removing the tiles will cause some damage to the floors and walls so budget for that.

Are the pictures you added for the same bathroom as there appears to be 2 baths?

As a first floor drawing room apartment on one of the best roads in Harrogate, my daughter jenny, could only afford to buy it because of its extremely poor layout and condition. I am worried she has made a huge mistake investment wise as she bought at the top of the property ladder and then prices dropped. They have now risen again. The layout has even stumped an architect. The two neighbours also run rings round her because she is so lovely and naieve. I am trying to gently persuade jenny, to replace the old boiler in her narrow galley kitchen before she spends money on units and relocate it to her bathroom. Jenny has not had a kitchen for 6 years and is often away travelling. As i write she has just won silver at the Commonwealth Games and I would love to have some persuasive ideas before she comes home. A new boiler would allow her to get rid of the large water tank in the bathroom and release space there too. Any kitchen design will be forever compromised by fitting it around the existing boiler cupboard. She cannot afford a new kitchen and a new boiler but I feel getting the space right is more important than cabinets. my suggestion is she waits for units and buy the essentials of a good cooker and fridge (her heart is set on a white smeg, a case of eyes bigger than her wallet!), fix the plumbing, and go for an unfitted look until she has the money for units. The walls between her bathroom and kitchen are plasterboard so part of the wall could be removed to "borrow" a little space from the bathroom for her kitchen. This scares her rigid. Also, everyone has to walk through the galley kitchen to get to the main feature of the apartment, a large and sunny sitting room. Due to a chimney breast that layout is written in stone. We know the apartment could be lovely once improved but do others think the space improvements are more important than kitchen units? Jenny has no idea also that plumbing and replastering is entailed as at the moment she has no water pressure (due to said boiler) . Anyone any diplomatic ideas to persuade a daughter and do you agree? Please assist a worried mum!

your welcome from my experience you are always starting again with homes as styles and you change so you will have a head start. I'm always changing things with paint and reinventing rooms but over the years found that the classics especially if originals like yours will always stand the test of time and never go out of style but they dont have to look dated mix it up. if you tire of the carpet which I love think about making it into a huge rug bounded around the edge with what ever colour adorns your walls then would look stunning on a wood floor same with the sink could always be used in another room I would team it with black or even faux marble back drop oh endless fun and NOT AVAILABLE on the high street enjoy your home always

I would focus on window treatments, the lounge in particular looks rather bare. Maybe full length simple curtains in a pale or accent color on a ceiling track, or good quality blinds (I can't see the current ones clearly) recessed into the window space so it doesn't flap around. Next, you need to create a gathering space in the lounge around your coffee table, perhaps rotate the sofa 90 degrees to face window, put chair opposite and a tv in the corner, and then at the back of the sofa use your wooden unit as a low table for storage and decor. Then you could fit a dining table between that space and the door. Get a large natural rug to put under the dining space to protect the carpet. You already have a lot of high level lighting so some table lamps on side tables could add an interesting mix. Cream, green, grey colors. I love this house. I'd suggest keeping the front door recessed. That little bit of shelter over your head will be useful when you or your guests arrive and it's raining.. You've had some great suggestions.
