l shaped front room design help needed!

hiya everyone we are hoping to buy a new home very soon and I am having a dilemma on the L shaped front room... We need to have a sofa/tv area, a play area for my 9 month old son and we wanted a small desk area... I also would like a feature wall and to add some colour... We will be having carpet as little one is starting to crawl etc... I just need to decide where to put everything. .. how to bring light and colour into the room... which wall for the feature wall etc x the area I'm talking about is the "lounge" part.

Hi there, I'd add an L shaped sofa on the right hand wall of the lounge area. This will allow for either a wall mounted TV or a TV unit on the wall adjacent to the stairs. Putting furniture in the opening on the right will close this room off and make it seem smaller. You want to use the whole 18ft to make sure that it feels like a large open room. I'd then put a sideboard with a mirror above it and possibly some lamps on the right hand wall. You can use the sideboard to store your little one's toys. Also consider an ottoman with storage too in front of the sofa. I always try to squirrel as much storage as I can without taking up additional valuable space. Your feature wall could then be on the right hand wall with some artwork on it. Think about practical materials. A soft leather sofa works well because it's very forgiving with sticky hands. You want the space to look great, but it has to work for your young family. Hope that helps.

Me personally I would try to “zone” the areas as two separate areas. Firstly some nice custom built shelving either side of the fireplace for books/ornaments/ picture frames etc. Then like suggested above, I would make a study by the window with a desk; where the sofa is and shelving under the pitched ceiling opposite. A tall house plant would look good there to the left of the window to balance out the window being off centre and an area rug to tie it altogether :)

The Garden is located at the top of the plan, on the whole length. There is a double door window in the Kitchen (I forgot to draw it). We were thinking about removing the kitchen wall to open it to the living room. The kitchen furniture in the plan is just a placholder. For the seating we are a family of 4 so on a daily basis 4 seating is enough, but occasionally we might have guests.... Thanks

Your post lead to a lot of questions for me. What are the flow problems you are having? It would be a shame to do more work only to find it doesn't solve the problems you have now. Is it the access to the utility room? If so, would it work better to access the utility room from under the staircase instead and block off the dining room access so you can make better use of the space? What do you use your current living room for now? Would building an extension leave it unused?

We have a near identical space (once we've knocked down a wall!) and having a similar debate, so I'm watching with interest. Key difference for us is we don't have a separate living room so this room will be everything for us. Our current thoughts are dining area immediately below the island with the t.v./ sofa area immediately below that and the 'foot' to the right is an office area, but could also be used as a dining area as during the week we think we'll mainly be eating at the breakfast bar.
