Hot Air or Hot Water

Hi there,

After some advice. In the process of purchasing a property, 60s build requires some renovations. It has a functioning hot air heating system and we're not sure whether to keep it or replace it with classic central heating system. So far as I understand it the hot air system is reliable and cost effective but would replacing it add value to the property. Don't know much about this topic at all.

Proper central heating with radiators is the best - much warmer, and it's what people are used to, so will make it easier to sell.

Warm air heating systems are rarely seen these days and as you say we're a product of the 1960's. These days they would be seen as outdated and lacking in controllability compared to more efficient modern installations.

My thoughts would be that if you were to sell the house in future that an old warm air system would be highlighted as a potential concern and as such could reduce the value of your property.

Mains feed, if it is a Quooker fusion, drinking water shouldn't be softened by a full on water softener.

Hi Aideen, I went for a Franke 4-1 tap last March, and this March had a Kinetico water softener put in, had the softened water line attached to the ‘normal’ hot and cold and kept original hard water for the filtered cold/boiling side of the tap. All good. With the water softener you can literally feel the difference immediately, at first when washing my hands I almost felt like I had to keep rinsing as it felt so creamy! Huge difference to the limescale, the shower head which usually would get clogged up is completely clear, no more pinging off the limescale from the rubber bits!! Definitely makes a difference to cleaning the bath, sink etc, very glad we had it done. Shampoo lathers up without using much, and skin feels softer. Was £1600, so it’s not cheap but I don’t regret it one bit.

Thanks for everyone’s comments. It’s interesting to hear peoples thoughts about the air feeling dry. ASHP - this is an Air Source heat pump. Instead of burning fossil fuels to provide your heating and hot water it extracts heat from the air like a fridge working in reverse. The Government has incentives to reduce our reliance on fossil fuels- they pay incentives that vary from house to house but for a family house could well be £500 a year which soon offsets the additional cost of installation which is currently about £2000. This heating should also be cheaper to run than gas. However reading up more I now discover that the incentive is only paid to people with radiators which means I probably won’t look into hot air heating further as the house I hope to buy has radiators already. Advice: Moving hot water cylinder & moving/replacing stairs

We're in the process of buying our first house (late 19th-century semi-detached). There a two major things we want to do: 1. Move the stairs to the attic - they come up into the middle of the room, meaning that we lose valuable space. Also, there are some slanting issues in the floor, which our surveyor says will be rectified if we put new stairs with the head at the highest level of the attic floor - the spiral staircase should help with this. To do this, I think we should make the bathroom smaller - using the space where the shower currently is, to be where the new stairs would be. 2. Move the hot water cylinder - at the moment the cylinder takes up a lot of room in the bathroom. If we move the stairs, this will then leave some space in the hall which I think would make a good airing cupboard. The cylinder is relatively new with factory fitted insulation and in good condition, therefore it might be most cost-efficient to keep and just move. Any advice would be most welcome! Thoroughly insulated homes with good ambient temperature from underfloor heating and a couple of wood burners in larger rooms would be an ideal solution IMO - ( but I live in the country with loads of trees about ) if you are in a town, gas fires instead of log burners would be just as cosy ... So basically I'm saying invest in keeping what heat you provide in too !

Thanks for the comments, it would seem that if we want to maximise the value of the property we should be looking to update the heating system then.

Appreciate it was winter when you posted this, but we've got the same in a a bungalow. I was staggered it was still working. We've been quoted around £5k for a vented system (rather than combi as its too big a bungalow to make that vfm and advantageous). I don't really understand heating systems either but the air/storage is difficult to control especially if you're out at work - you have to plan ahead and guess how warm you want it later, don't you? We knew we were buying a do-er upper and the heating was going to be done. I think £5k is a good investment and will more than pay us back in any future maintenance of the air system and ultimately through the end property value. On this one occasion, I would go with convention.m hope you've been happy with your decision if you've done it already.
