Hi the bed already belonged to my client. It is a kingsize bed.

After living in my old Victorian for some 30 yrs, with 4, then 3, then 2, then just me, I decided I needed a bathroom on the main (getting older meant needing it more often and being slower at scaling the stairs). Don't even ask me how I managed with two teenage girls and one bathroom! The design of the house didn't accommodate an extra bathroom, so I decided on a main floor extension. Before I knew it, I was doubling the size of my main floor. I had 600 sq ft on each floor and was adding 600 sq ft - not all bathroom, of course! Several years - yes, years - later, I now have a beautiful addition: a bathroom with large shower, laundry room, mud room, office, and, best of all, what I call my indoor sunroom, which is quite large, has a bay window that matches two other bays on that side of the house, and has 4 south facing windows. The sunroom and office are designed to convert to a bedroom and walk-in closet should I ever need to stop climbing stairs completely. If necessary, I could live completely on the main and even have a care worker upstairs (3 bedrooms). It is my plan for aging in place - expensive in the short-run, but a saving in the long-run. I love my home and the location is near most amenities, walkable (mostly flat ground), sociable, and worth every penny (except that, here in Canada, pennies are obsolete).

Moved from a lovely 2 bed flat in Ealing to a 3 bed Victorian mid terrace in Hitchin in North Herts on the train line into Kings Cross/Moorgate in 2011. I struggled to leave the city but our town is v lovely and unique for commuterville in that there is a lots on offer on our high street both for shopping and entertainment. That said, we've sold to move a little closer to a big city again. Moving 10 miles north of Brighton later this year. I love our house and the space but after 5 years I feel I need more than there is on offer here and once we leave this town, it's a 30 minute (usually more) drive minimum to get anywhere with more on offer. I'm a city girl through and through and though I can no longer afford to live in one, I need to be close to one. Space is great, but think of what you do with your spare time, though it's pretty fab for where we are, I feel I outgrew this town of 35,000 people in less than 5 years.

The planning system in England is not primarily aimed to produce good, imaginative design, but to mitigate against harmful or functionally inadequate development. Unfortunately, limited funding, training and government interest induces some planning departments to err on the side of ill-informed convention. For single-family non-listed houses, there is the option of extending and altering within Permitted Development. The 2008 Permitted Development Order is an incompetently produced document devoid of definitions which has given rise to hundreds of planning appeals (sometimes with conflicting outcomes) and permits some ludicrous developments. However, its judicious use allows houses to be altered imaginatively without needing planning permission.

Wow some great advice here, sorry I have not responded for a while. So far I've decided to definately have a deep single bowl under mount sink, I will take the advice to hide the machines behind doors. Also I am going to have the stacking kit as the folding board will give me additional useable space. I don't know if the cupboards in the middle will make the space look heavy? at 5"11" I fear I might be constantly bumping my head against it. My kitchen cabinets are pale cream from Howdens, do you think it would look odd if I have the utility cupboards a light grey with a bold tiled backsplash? Thank you all for showing my your utility rooms really appreciate your advice all your advice and would really like to see some more pics of your space saving ideas and how you made your utility rooms more functional. Did not imagine such a small space would give me so many considerations on how to get the space right.
