Beautiful balustrade

Hi there.

Can I ask if the balustrade was installed recently. If so where did you get it? I think it is beautiful, the nicest I've seen on Houz!

Hello donned2004, Well you could remove all the things from the hearth.. So it has more space.. Hang the mirror and paint the chimney breast a nice colour to bring the fireplace into full focus.. If you wanted to have an even bigger recess.. you could open the fire out up to the sides of the wooden surround.. So taking out the 30's tiles.. Make sure the lintel is in place or doesn't need replacing and keep the surround it's rather nice.. Remove the current tiled hearth if you chose to open it out more.. and install a flat piece of slate.. So then you would have an open brick recess and a lovely iron basket could sit nicely inside for logs! Another idea to continue into the room.. might be to look at painting the woodwork a colour to compliment any wall colours you have.... Some lovely painted floorboards, or parquet or a natural Jute or Coir flooring if you have not already decided upon something.. : ))

Hi original poster! I know it’s 7 years since you asked this but would love to know what you did. We are not in a similar position with a similar looking house at the back but even steeper. I know that a full extension and lowering the internal floors would be ideal but we can’t afford that and need a 5-7 year fix. Please let us know what you decided and why ☺️

Hi Jophilip I've been pondering this all evening and this morning! I think to maximise the space and light you have to move the services (utility, wc) to the left hand side of the house. I would change the current downstairs bathroom to a cloakroom for all your storage needs. I would block off the wall in the sitting room to make this a more formal space to escape to in the evening. I think you would need to get rid of the wall on the right hand side and incorporate that narrow space into the kitchen. Then you can get the light into the middle of the house with velux windows. I'm just not sure with moving all that plumbing and the wall it would come within budget. Hopefully a pro will give some input, apologies for the crude drawing!

Hi Chic76 - Many thanks for your comment. The fence panels are Venetian Hit & Miss from a company called Jacksons Fencing (www.jacksons-fencing.co.uk/fencing/fencing-panels/venetian-hitandmiss/fencing-panels-venetian-hitandmiss.aspx). What I really like is that they have the slats on each side of the panel, offset against each other, which creates privacy with the neighbours.
