Comments (4)Hi. I would do something like the attached which isn't particularly to scale but existing bed 2 has been reduced to 10x10. I'd only make the bathroom a bit bigger unless you want to widen it by taking a little from the new Master bedroom. Move the bath down 20-30cm and have shelves built in floor to ceiling for storage. If you wanted you could have pocket doors from the lounge through to the office (with sofa bed) so you can open the whole lot up for entertaining etc. if you do that just think about resale ie accessing bedroom from lounge unless you do convert the loft so it won't end up being a bedroom. I'd buy a unit to house the tv and books. Maybe think about a dining table that can double up as prep area. In any case I'd get one with a bench seat that slides under on the kitchen side to save space. I'm not a pro though so just my thoughts!...See MoreLast minute kitchen layout advice needed!
Comments (20)Jonny Brighton - some more questions, what is the main purpose of your island? Will it be used for preparing dinner etc? The panel doors to the lounge, is that an existing opening or is that going to be new? Where is your fridge? Will all 4 sides of the table always be used the same time? ( You could place it aside nearer one of the walls if the dining table is not fully seated all the time ). It really depends on what your priorities and how you see yourself using the area. We're going to start a similar project too, similar size to yours but our kitchen area will be where your kids space/living space is and our living space towards the garden end. I orginally wanted an island too as they look good but I also wanted a huge dinner table, keep the rear extension part free from dining table, kitchen units so might decide to ditch the island and have a wide peninsular instead as 'workspace'....See MoreNeed advice how to place my sofa and tv set in the living room
Comments (4)I think I'd put the T.V in corner A. It's the one least likely to get glare from the Windows. If your Sofa is along the line B /C ( don't know where the door is ), Then you will not be to close to the T.V. Comments (18)With the front of the flat assigned to bedroom and study space it's the three rooms at the back where you could make the most change to enhance the living space. You only ever asked about furniture placement in the lounge but given that you've bought the flat are you open to making some bigger changes to maximise the space? For example, is the wall between the smallest bedroom and the lounge supporting?I'm assuming that's your study but if your partner is at home and working at the front of the house, knocking these two rooms together would give you a much more versatile space with an office area for you, with doors open onto the garden on a nice day. (Replacing with a stud wall if moving on is not a major job). Another idea might be to keep that wall up and see if the kitchen could be opened up to make an open plan kitchen/living/ dining space. The dining table could then be located near to the kitchen area. With either of these options you are losing one of those four doors which are making furniture placement awkward. Another idea (I'm full of them!!) Do you need the storage cupboard in this room? This could be blocked up so access is obtained via the largest bedroom to make a bigger wardrobe/cupboard space in there. If you'e got enough wardrobe space in there that could also be an office area with double doors to be closed off out of sight when not in use. Doing this (and moving the radiator, perhaps for a streamlined vertical one elsewhere in the room) would give you more opportunities for furniture placement. Please feel to tell me none off these are possible or appealing. I watch with interest when someone asks for an opinion on a cushion only to be given advice for the room that will see them spending £5,000!! (I do it myself to avoid getting off the couch and do something with my own house!!
