Hi, I have purchased a house which is mock Tudor 1936. We are waiting for planning permission and wont move in until all the building works and decoration have finished. We have no idea about interior design and need guidance. I would like to hire an interior designer but worry that this may be two expensive. I am ok managing the design but just have no idea what and how to come up with a concept of the overall look. Any tips and suggestions would be gratefully received. The property in in the Braintree Essex area.

So you are looking for help with the overall layout and flow rather than the colour scheme ?! - if so - sounds like a freelance concept planner, who works via email might be just what you are after ?!

I agree with Hugh re supervision plus by the time the extension is built your son will be nearing an age where he understands a little more. You may also want him in there to cook with you soon. I'm sure the kitchen can be designed from a safety aspect too if that's the only thing holding you back. I think the advantage of using OnePlan is that Karen can look at the whole house spatially etc and you're not tied to a particular kitchen company (I'm not on commission!). Click on her profile for reviews etc. I second Hugh's comments re karndean too! I like the heringbone parquet! If you did want to hire an interior designer (designers tend to be qualified in planning too I think as opposed to an interior decorator although many of those could be qualified by experience) then you could find you save as much as you spend. Some of them will offer you their trade discount which if doing the whole house could add up to an awful lot. They may also make you save from any mistakes and I've made a few of those! I'd go on houzz and search for pros and look at their reviews and previous work. I think you need to meet people yourself though as it's important to have a good working relationship and make sure they understand you

Hi Minnie, Thanks for this. You've had some serious thought into my predicament. There is a scale on the drawing but for you its approx 12m x 5.8 (external of the barn unit excluding 'link) but walls are quite thick. I do like your idea and think modern living, which i like tends to focus round a kitchen dining living space which doing what you say would achieve. I think I'm going to have to sketch up your ideas too and see which would practically be the better choice. We've probably spent most of our time obsessing over a really nice master, when actually you spend little time in it... well little time awake. so does it need to be so big. Id hoped to actually create a similar kitchen dining experience by removing the wall between the kitchen and living room to crate a bigger room. This would enable a small island and allow space for a dining table in the current front room and replacing the windows on the kitchen facing the garden with a more modern 'letterbox' picture postcard window to draw in the view. It was also my concern that creating this kitchen / dining in the barn would negate the need to use the original house as all family time would realistically be spend on the ground foor of the barn / bedrooms above. For what essentially is a compromise to what we had originally submitted to planning, i don't want to create anything that means the house becomes the subordinate or poorer relation to the new. It should flow and be part of the whole. I think if we went with the kitchen in barn (as awesome as it would be) wed just may as well not build the link and make a separate house minus your boot room of course. This would maximise our investment but I'm not a developer, Money is not the driver.

@Wumi thank you taking time out for commenting. Answer to your queries: How do you currently use the your ground floor rooms? BKG: At the moment we spaced out! Meaning - my son normally in the front room ( PS4/football). The three others just sit in a line formation in the lounge. In Lounge we tend to use two seats ( highlighted red for most use and up to blue to very rare use). I think because it feels like we are in a narrow corridor- not a great family experience WD: How would you like to use them? (What would you like to achieve with the reconfiguration) BKG. I think a quote that I saw on this site sums it perfectly; "I like the house but like love it as a home. On paper the house sounds fantastic, but ground floor is not functional in terms of experience. Having a room long and narrow everything we purchase has to be clinical. With narrow long lounge, when we have guests its not functional, at times people seem to stand in in the wall between the lounge and kitchen. Not a great experience I like sitting in a square formation which i feel enhance the interactions. Wider/squarer rooms, I think brings so many options WD: Is there a wall between the kitchen and lounge? BKG: Yes a wall between Kitchen and (through lounge/extension at back). P>s the Kitchen ceilings or of a different height (due to a previse side extension) WD: Where is the front entrance? BKG: Front door of the house (looking from the garage inwards, direction of stairs( i will update diagram. Again thank you for your repsponse. Regards

Having been involved in Interior Design for many years I always use a simple formula: pick art you love and want on your walls and you will know what colours you can use in the room and what style furniture and accessories you will need :)
