It depends on the customer, we have a standard 18" inches but we move the distance all the time. thx!!

With such a generous space you have the real opportunity to achieve a very elegant space. Of course, what can be achieved depends on budget, But this is what we would suggest: - re-condition the stairs, with better, lighter balusters, newel posts, a proper curled bottom step - Install a large lantern in place of the chandelier - replace the fireplace surrounds with something less crude and render; render or line its inner walls; recess the hearthstone; add a large mirror above the mantel, which will reflect the light of the lantern. - Paint all timber: the balusters, the double doors - if you paint the flat panel radiator the same colour of the wall and the double doors a contrasting colour, the radiator will become less noticeable. Radiator covers often draw more attention to it and dramatically cut down the radiator's efficiency, defeating the point twice. - White is not the only way: consider a warm gray or even a colour for the walls. Use contrast to your advantage. It will help to draw people's attention to what you want them to see (lantern, fireplace, stairs, double doors) and away from what you don't want them to notice (radiator) Here are some examples we have recently completed:

I'd take this as a great opportunity to have some fun and explore making your own piece of art. From the space (that I can see), a canvas would suit being placed above, either leaned against the surface or elevated. I'd lead towards to being elevated. I'd say get a cheap canvas with some oil based paint and just try different shapes and different ways to add the paint to the canvas, don't try to make actual shapes but try blending colours (a spray drinking bottle makes an excellent tool for adding blending) in an abstract style. In term of colours, I really feel burnt orange and a mix between duck egg blue and royal blues would make a very eye-catching scheme for that area. If you do try a bit of art, make sure to send us an image! I guarantee you'll have fun doing this, and you'll be surprised how well it could turn out. Good luck!

Planning issues are dependent on where this is, and SW11 may be more relaxed than SW7 but can not be ignored. It also depends on which elements of the new build are effectively above ground, how the the roof garden is treated over the basement and the proximity to boundaries. One is correct in suggesting one should consult in these matters. Have you made a pre-application? The other thing one needs to be aware of with basement developments, of course, is the party wall issues. Love thy neighbour or not they would be key in a scheme like this. I would have thought the fire issues can be resolved with a concealed misting system ( or sprinkler system) to maintain a safe egress from both levels and reduce the fire risk. One may also need to consider a second means of escape from the basement bedroom and smoke venting.

Measure before you buy anything. Tape the dimensions of the sofas you are thinking of buying out on the floor. Painters tape is your friend here. Or use paper and lay the dimensions out on the floor. That will give you an idea of how much space the sofa(s) will take up. 2 or 2 1/2 seater sofas might be a better idea. Being the middle person on a 3-seater sofa feels quite uncomfortable anyway. Think about where you want to put the second sofa if the corner configuration messes with your OCD. Try that out too before you buy. Or go for a sofa and two chairs. That will give you even more flexibility for doing different layouts.
