Cost of extension

Hello, I like this example of an extension with brickwork that echoes house and the mix with contemporary materials. How much did this project cost please? I've only got a small wedge shaped space on the side of my 1940s brick built semi and this is the sort of thing I'd like to have (but wedge-shaped) so want to know a rough cost. Thanks

Hi Mimi, This particular project was much larger than it shows in this image, the extension also ran down the side of the building and had a split level internally. It had an bespoke kitchen installed and the roof was zinc which is more expensive than other roof coverings, so the cost for this project may not reflect what you are thinking of. Costs also vary depending on where you are in the country and the conditions of the site / access.

If you was to build what you can see on this image, we would suggest you need to allowing a budget of £15K.

Thanks for your reply. So there's more than meets the eye by the looks of things! I've attached some drawings I've been playing around with as I am also toying with the idea of reconfiguring and remodelling the house. It's on an awkward corner triangular plot. Currently the entrance is round the side but I'm thinking of moving that to the front as I'd like to make the front garden (large triangular shape) more private by building a wall/fence down side of house.

I'd like to know if making the downstairs space more open plan by knocking down walls (except where the chimney brest is) adding the side extension (with south-facing views to the front garden) and moving the staircase forward so that I can create a proper bathroom upstairs in the back corner (currently loo and bathroom separated by stairs), would work. A ballpark figure for the above would help me to gauge whether the cost justifies the added value or not. I've an interior design background but need architectural help. I'm based in Manchester myself.

I’ve attached a link as it goes into greater detail but typically around £2,000 per sqm (Plus VAT) in London. What did your quote include?? Yes I read that article too and was wondering if we would end up with an unused front room - but if we were staying here for good we’d end up having a house with 3 teenagers, 2 adults and a dog in years to come and the small living space in the kitchen isn’t enough for essentially 5 adults! There are currently 3 bedrooms and an en-suite upstairs - there was a plan to change the layout of these slightly to increase the size of the bedrooms and make the bathroom communal to all - but that cost of that alone seems like it’s not worth it and we can make do the way it is or tweak it slightly for less cost.
