Views, Fireplace and TV layout help !

Hi - we are shortly to start renovating a French barn. Planning approved and general room layouts sorted but as we get into the detail we have a dilemma about how to orientate the fireplace and TV in the lounge so that we make the most of feature windows onto a terrace with nice views, a wood burning stove/fireplace, plus have the practical need of a TV somewhere that doesn't become a huge focal point (but as it's a large room it will need to be quite big and fit into the contemporary/alpine design we're aiming for).

We have considered wall mounted across the corner to the right of the plan, or perhaps moving the fire place to that corner and putting a nice contemporary TV on a low stand in front of the windows. (but then may look poor from outside). We also have some restrictions on fireplace siting due to roof height which is why currently it is set within the room and probably would be a contemporary globe free hanging design or similar.

I appreciate my plan doesn't give a great deal of the perspective but hope the external 3D image may help get an understanding (note that the vertical 'slot' windows on the 3D image are not quite right, actually the grouping would be two close to the front and three further back with the gap in between being the wall that forms that corner of the room on the plan. (not three at the front and two at the back as shown, the plan is the correct one)

We're really struggling with this and need to decide on wiring/flue layouts fairly soon. Would welcome any opinions, ideas etc. The last photo is the view out of the windows (which I'm hoping I can make into frameless sliding glass door or sliding folding doors, definitely don't want to lose the view behind a TV but perhaps we an accommodate all three!)

A tv on a stand like this ( accessible and not too messy from rear ) might give you the option to move the tv to suit your needs - maybe even watch it outside too ?!

Yes, “The Frame“ has only just been launched in the UK! I believe that TV cosmetics will improve over the next two years. With the thin frames and improved lightness of the latest TV‘s, there is greater ease of fitting custom frames around them. Many TV manufacturers are now also offering beautiful screensavers and if not, it‘s easy to add an AppleTV or another Streaming device to display images on the screen. The icing on the cake is a mirror TV and over the past three years we have perfected the process of bonding a special mirror glass directly onto the leading brands of TV‘s at about 60% of the cost of dedicated MirrorTVs. The advantage of this approach is that we can use the most current and advanced model of TV‘s, whilst the dedicated MirrorTV typically lags behind, using year old+ models.

Thanks everyone. I think we are going to extend the hallway into the utility as this is the cheapest option and the utility needs doing anyway. We are going to remove some of the cupboards, so that the pushchair can go in the space created and move the sofa to block the playroom door... then we can test it out for a few weeks. I've reorganised the kitchen cupboards, moved the microwave and the plates etc and its made a big difference already to how the kitchen feels. Feeling positive :)

You have a lot of doors in that area! If you want to keep the fireplace and use it, you may wish to either wall up the double doors to the neighbouring reception room or fully open up to the reception room while closing off to the front part of the lounge. All this probably depends on the location of the kitchen and where you want to dine. You may get more useful responses by providing a full ground floor plan.

In my opinion the room is big enough to have different seating area for different purposes.
Perhaps you have seating to admire the view in the morning or at sunset but have a different area clustered around the fireplace and sitting room.
The area to the right might have a better flat wall to mount the TV which would mean that the placement of the fire on the plan might be OK although equally it could be in the middle of the width of the room.
You might also consider a two sided fireplace. Separately you could also consider swivel chairs to serve both areas.

Great comments thanks. Interesting to consider breaking the area up. So far we'd been focussed on as open plan as possible with quite a contemporary 'free hanging' type woodburner Fire.

But maybe we could utilise the old timber chimney to create a separation between The dining and living areas open on all four sides. I've attached a picture of it (actually there are two there right now, bit tricky to see in the photo but hope you get the idea. This 'barn level' is what will become the floor of the plan you're considering).

I like this idea of using this, could make a great centrepiece and use some of the existing traditional building materials which we'd like to maximise but probably it makes my layout dilemma even harder as when facing the fireplace (which would have to be further left than on the plan I guess) we'd be facing completely away from the view and probably TV. Mmm more thinking needed but nice idea. Maybe the 'mobile' TV stand idea could help this.

The other slight consideration is that one day the place may be rented to a chalet holiday company so the dining and sitting spaces have to have enough room to seat 12-14. Meaning we can't break it up too much.
