Need help for Clay Roof

My clay roof has been leaking since we built this house 5 years ago. So much so that the ceiling is now rotting and falling down in chunks, both the drywall and the plywood in between the drywall and clay. The joining between the split level also leaks down the wall whenever it is hot and it had been raining prior. The builders tried to fix it several times in the first 2 years, trying different sealants on the wall and roof, and trying layers of cement over the flashing at the wall, but couldn't solve the problem. Is this a clay roof in the picture here? Does clay have a lot of pores? How can they prevent it from leaking? Ideas for split level wall? I live in Belize and don't have access to professional roofers experienced in clay. One roofer said to coat with tar, another to use expandable cement good in rain, another to replace with zinc... Please help if you can. Thank you

wow !! this is going to need a few questions answered by you, before i can address your worries. . pls call on 0091-9850041890 ( india) preferably between 10000 hrs - 1500 hrs. would be glad to help. and yes, it is a clay tiled roof in the picture above.

Emily you bad girl lol! I’m very tolerant of wildlife and I do feed the wild birds. Obviously I prefer the little ‘uns coming to the feeders more than the pigeons, but there you go. They all do poos, just like we do, The only wildlife I can’t tolerate is rats - had them in my garden this year and they had dug a den in my garden! Had to get the local pest controller in. On a more helpful note, I had heard having a black silhouette of a bird of prey in the garden may keep the birds away? Something like this?

Not sure where you are located, but beware of a caterpillar infestation that is decimating Box plants. If caught early, they can survive - but in my SE London neighbourhood all Box have been destroyed in a matter of about 2 weeks. So if you start to see brown/dead patches act quickly! The weed fabric with bark mulch will help a lot, you'll want some big garden "staples" to hold the fabric in place. Then, when adding new plants (like the hardy geranium), use a Stanley knife to cut an X in the fabric, fold back the triangles, and plant the geranium. Trim the excess fabric to go right up to the plant stem, then replace the mulch. You may get some little weeds on top of the fabric, but these lift away easily.
