Hi there tossing up whether to renovate or new build on our existing house. House is 40+ years old brick veneer needs new windows, eaves & new bathroom. Which is the cheaper option & how much on average?

It would be a case by case on its own merits.

A client recently was in the same predicament. Knock down or renovate. It came down to their budget. They didn't have enough to build new even though their aspirations were quite humble. They also liked some of the existing features such as the casement windows and timber floors.

So we designed an addition that kept these features and stayed under their somewhat meagre budget.

Building new is definitely cheaper size for size but theres a lot of hidden issues that don't get considered with knock down rebuilds......

A good designer wether an architect, building designer or draftsman would be a good start on your decision making process.

Have a look at the cost guide on Archicentre. Generally cheaper to build new.

Thank you all so much for the positive comments. Yes - it's Bodbyn. I found ikea the easiest to get the cupboard configuration I wanted as everything is so interchangeable. Ps For some reason I thought this post had failed so I posted it again... You may see it crop up again in the feed!

Hi, Your room looks massively better stripped back to the original. I've got a black marble hearth that the people who bought my old house didn't want. If you're near Canterbury you're welcome to it. I'm going to South Manchester soon so cold possibly drop it off if you're en route. I'll see if I can get a photo later.

Whilst I recognise there's a few tradespeople on here bemoaning fussy clients I have to say my biggest regrets when renovating my house was not being specific enough with trades! We had an electrician put in an extra light switch in the hall to control both the downstairs and upstairs lighting. He put it in a good 10-15cm lower than the other switch further along the same wall which looked completely ridiculous. Made him move it in line with the other one much to his annoyance. Another similar incident was with a vertical column rad for the kitchen - whilst I was specific enough this time to ask it be centered to the wall it was on, he installed it much higher than needed with about 30cm of pipe sticking out the bottom! It would have looked much better in line with the doorframe adjacent. Had to learn to live with that one. We had engineered wood floors put in upstairs - the fitter used the shortest wall in the smallest room to take a plumbline from. When it came into the hall it was obviously on a complete wonk. By this point I'd gotten a bit better at speaking up and ensuring we actually got what was needed (and paid for!). He had to take it up and re-lay using the hall as the plumbline. Looked so much better but he was extremely annoyed! After all this I learned to use masking tape to direct exactly where pipes/light switches/trim should be fitted so there was no room for 'interpretation'. I also forced myself to speak up more and advocate for what I really wanted. That said I'm a designer by trade so I generally know what I want and how to make it look good but was definitely a bit too shy to contradict trades in the beginning!

To answer your question, we need more information.

Building a project home is usually cheaper than renovating the same area of an old house. All depend on requirements, the brief, conditions of the existing home, and your budget. I would suggest you to do a feasibility study that would include a structural engineer report and advice from an architect regarding your area regulations and if it would be possible to meet your family needs by extending the house. Also, if your budget is, say, $100K - $200K then building a new house is out of questions.

A low square metre cost is low for a reason....quality vs quantity... you need to decide how to balance these. Do a proper brief, what do you nat you house to do for you, not 'i need 4 bedrooms, 3 bathrooms and a double garage'

if you only need new windows and a new bathroom then I'd just renovate..bathrooms are around 15-25K

if you want an extra bedroom new kitchen bathroom a complete overhaul I'd rebuild unless the house has lots of character that you'd want to keep..
