Comments (43)hi all, update is I have finally found a photo of someones stairs done in Brintons timorous beastie yellow Ruskin butterfly and its made me decide we are definitely 100% going for this as I love it (see attached pics) on stairs and landing... Floor in hall will be oak herringbone parquet, just wall colour to decide and we have bought new tall skirting so colour to paint this also? i have attcahed apic of the hall currently so you can see our front door with stain glass.. As Ive mentioned before the banister and spindles will be replaces with square spindles with an oak top banister and oak end cap - similar to this houzz pic ... So just to deicide on wall colour and new skirting colour... I really like f&b light blue in a hall with oak parquet but I don't feel this will go with the carpet... Comments (84)We have just purchased what we hope to be our last house. It is a very big plot and we are looking to knock down and get planning for a very large house over 4 floors. (12,000 sq ft). We know what we want internally however our issue lies with the external look and feel. My wife wants classic new build, with pillar entrance, sash box windows with stone cills or surroundings (Surrey Commuter belt!). I like contempory white, modern, square, glass walls, feature cladded walls with balconies (Beverly Hills!) Our compromise is classic at the front contempory at the rear. We need help! Comments (240)Thanks - I have already fitted a horizontal column radiator in the hall: I have done this in most common areas. It's out of shot in the photo. In terms of off-whites, we have not used any. Either pure brilliant white (kitchen, window woodwork etc), or F&B Ammonite (the grey on the staircase etc) are the neutrals. Comments (16)When we renovated, we were always told, anything is possible, it depends on how much you want to spend! At a more basic level, if you want more space, you could convert the garage, although that may not give you the space you want, eg for a kitchen. You could do a single storey extension behind the garage for more kitchen space, or potentially extend above the garage (depending on footings) or remove the garage altogether & replace with a two-storey extension - obv all subject to planning. Internally, I’d say to remove the kitchen wall to open up that space - although obviously structural issues will need to be taken into account. I presume a new bathroom & kitchen would be needed, plus you’ve mentioned wiring & plumbing. I’m only going on costs from our renovation & there are others who would be able to offer much better advice but I’d say between £10k - 15k for plumbing & rewiring. Kitchens & bathrooms depend on level of fittings & finish you want. Redecoration appears to be straightforward from the photos but take into account flooring / possible new ceilings / reskimming or other plastering work. As I said before, if there’s no insulation, I think this really needs to be sorted - interior or exterior wall insulation can be added (presume it’s single block wall in a 30s property?). Underfloor insulation can be added as well as obv loft insulation. As a real ball- park figure, with a garage conversion or basic single storey extension, I’d say costs would be at least £100k, but I’m basing that on our renovation (we did a lot of work ourselves & in a very diff type of property). You might find better advice by reposting & mentioning ‘1930s renovation’ in the title. There are people on here who have done similar but not noticed this post. Hope that helps a bit.
