Long thin cloakroom. not sure how to change around due to waste pipes... would like to change to wall hung toilet and new wall hung sink bench and bowl onto facing wall. Not sure if this would look right as walking into sink on entering room... Also need to re-do lighting.

Have large plain off white tiles for floor, planning on using a mirror in recess above toilet and sink bowl.

These photos are similar layout to my finish. Although 2nd more my style.

These modern bathrooms tend to use clean lines, using bathroom fittings which are generally less bulky so great for small spaces! Have you made any changes as yet?

Hi,

You seem worried about walking into sink, there is no need! from the photo provided it seems as you have enough space for a sink (Perhaps not a large one) As well, by hanging a mirror above, it will make the room apear more spacious.

Both photo ideas seem great. If you would go for a sink that spans across the wall, like in the 'Kings Point' photo, the waste pipes would be hidden by the sink table.

Thanks everyone for all the suggestions, I really appreciate it. I'm liking the idea of a mirror behind the toilet, I'm seeing a bit of a mirrored wall effect coming here. I'm also considering rehanging the door (thanks for the suggestion) so it opens into the utility. That would make a big difference. I like the idea of a cabinet under the sink (great way to hide pipes) but I've been worried it would make the space too cramped. Plus with the door opening into the room the sink and cabinet would take a lot of the space a person would use stepping in and shutting the door. Good news is it's actually a wooden doorframe there rather than the horrible metal frames we have in the rest of the house. I'm currently thinking of half tiling with either paint or paper (great idea thanks) on the top of the walls. Just not sure of colours. Flooring I'm thinking of something dark with warm undertones as that's what I'm going within the kitchen (North facing room plus cream cabinets I thought warm tones would be nicer). After that I have no idea. I've not yet found any cabinets so the world is my oyster. Lol way too much choice here.

thanks everyone for the suggestions. unfortunately the width on these rooms has now gone down to 1.8m instead of the 2.1m shown on the drawings so having a corridor in that space would leave us less than 1m to play with for 1 of those rooms. looking to utilise space from the toy/home office below. any suggestions welcome thanks
