that's a bit like how long is a piece of string! it all depends on what you have to work with, how big and who's going the work? so could be £15k or twice that or more - subject to....

Your very welcome. I am sure you can turn your garden around with that sort of budget. Simple things like painting the existing fence will have a great effect with little outlay. Also, I think someone else has suggested combining gravel with artificial turf- this is a great idea. Perhaps you could run a path of artificial turf along the side passage then a narrow section in the garden with gravelled and planted areas. Reclaimed scaffold boards make nice decking if you can get hold of any. Salvage yards often have them ~£15 for a 3m length, I think it normally works out at about £15 per sqm for the planks. You could leave them bare for a quirky rustic look or stain them grey for a modern feel. Good luck with the garden!

Jonathan - I think you maybe right that the hallway won't look as impressive as the rest of the downstairs living space, however I think this will always be the case, as our house doesn't look massive from the outside either - It's a chalet bungalow with 2 dormer windows at the front (and a massive dormer at the back). I'll have another think tho as to whether there's anything we can do to change the first impressions! Although I suspect it'll always be a house where "viewing is advised to appreciate the space" Bookworm - Thank you, I also wondered about having the dining room slightly further away from the Kitchen - I kinda felt that if there was space to sit in the kitchen/bar stools or whatever we could potentially get away with it, as then it'd keep the living room area as the largest area within the downstairs. It's an interesting idea only extending to the level of the cupboards, not one I'd thought of! I'm not sure how much that would save in terms of money tho, as I presume we'd still need the full RSJ even if only extending by a smaller amount.. would be nice to not eat into the garden quite so much tho! Will have another think! Although the idea of having a snug in part of the utility room space wouldn't work, as it's only 1.6m from that door in there to the front of that bit of the house, so after you added in a row of cabinets and a wall, it'd be less than 1m of space. Having just told Jonathan you need to see the space to appreciate it, I think it's also a case of you may have overestimated how much we have!

Hi Joanna. Yes, in the first initial sketch the shaded area is lawn. Did some more sketches (excuse my funky carpet😄) with some variations on initial designs. However looking at your photos again the trampoline is a little larger than I thought it was so please take this into account. Best thing to do is try out different layouts by measuring and marking the ground. You can do this with pegs and string, spray paint, hosepipe, planks of wood, whatever you have to hand really 🙂. A good size for a patio is usually about 3 meters but it depends what you want so it’s a good idea to measure garden furniture etc. then have at least 60 cm extra space around it, then you can work it out from there. Also a good idea to collect images of gardens (google, Pinterest, Houzz, etc.) with styles you that appeal to you and note down what you like about them. Hot tub? Mmmmm, they’re quite expensive to install and need a good amount of upkeep so it depends how much use you think you’d get from it. I personally think no, because of its position it would be overlooked by neighbours but it’s entirely your choice. Anyway here’s my sketches (click photos to enlarge). Hopefully they’re self explanatory but remember they’re just to give you some ideas and feel free to plan things how you want them. Sketch 1 would probably the most suited for your needs. It’s quite adaptable and should be relatively easy for landscapers to achieve. Note the wide pathway and arch which are central to this design and be aware that it may leave you with a postage stamp sized lawn which you could choose to remove altogether and instead use large planting beds for greenery. usually with a mid range finish i find out the 500-600£/m2 refurb price works out plus minus good. if you would like to renovate the whole ground floor. that's incl -plumbing upgrades -electric upgrades -studwalls and remodeling -plastering -painting decorating -kitchen fitting -flooring and tiling not incl client supplied items such as -kitchen -tiles and miscs -2nd fix materials -profession fees if its any structural change
