Comments (3)I'm sure experts will be able to provide better guidance but we are working through the same thing at the moment and as a very rough estimate for you it's about £1500 per square meter for a single storey extension. We are knocking the existing kitchen and creating a 45m2 extension (side return and extending further out the back) and a rough estimate for that is about £60k-£80k. Loft conversions including an ensuites are generally somewhere between £35k-£50k depending on requirements and size etc. We are south west of London so prices might be slightly cheaper. Comments (10)You'd have to find out from the council planning department where your 'build line' is. The bringing forward of the garage nearer to the road may well be prohibited, and you would need to check this, it all depends on how close it is the to road i'm afraid. If you can build on the front, and I'm guessing the planners may not be all that enthusiastic about it, then great, you could separate it from the house. Don't forget that you'd also have the building work to the front of the house with the 'hole' in it to add to the budget and you'd have to match the bricks or it will look funny. So before considering what you'd like to do, find out what you can do from the local council. Can you not just put a door in the side near the front door and move your home office along towards the front? Then you have another door to access the garden. Comments (4)Hi Saskia, Depending on your budget & site conditions you could build a very small light weight extention to serve as main entrance lobby. This will create a separate entrance without shrinking the existing reception. Regarding the glass to the other bedroom it all makes sense. Your utility cupboard could stay against the wall, flush with your new kitchen, which would move where the small bedroom is (I assume this is your plan for now). Comments (1)Hi! It's really difficult to consider just the side extension alone. It's essential to consider it alongside the rest of the floorplan. It needs to work well with what you have, so you can get a complete home that works well for you. All the specific questions you have indicate that it's not yet clear to you how you'll be using the additional space. Once you are clear on this then you'll be able to answer those questions quickly and easily. Our random opinions on how your space should be doesn't really help you that much to get it right for you. It's a large footprint so there's going to be many options for you to redesign the space, but to get it right for you its necessary to have an in depth understanding of what you need to live happily in this house. How do you live your life now and what challenges does your home give you as you try to do that? How do you want to live your life and what changes do you need to make so that you can do that with ease and pleasure? When you have the answers to those questions all the rest will be clear.
