Hi, this showhome is around 8 years old and we don't have the design selections for this home any longer. It is from Divine Hardwood Flooring and they likely carry a similar product as this was quite popular. Hope this helps.

It often does Jen. Almost all of my clients start with a layout package with me to see the project in 3D format and to get the layout that's bespoke to them, with only them and there property in mind.. and then get an architect technician to draw up the final plans if it involves changes to the the fabric (architecture) of the building. It gives you the best of both worlds.

Do you need two bedrooms?...... you could make bedroom 2 into a super dressing room, with access from bedroom 1 you could fit it out with ceiling high units on either side this would give you loads of storage and would also remove the entry door. Also reduce the bathroom to a toilet only (always need two toilets) this would give you a bigger kitchen, then block the door into the lounge, this will also give you a better room for furniture placement in there. Good luck, it’s not easy to downsize, just done it myself and we have to remember it’s for out use for most of the time.....this means no bedroom for our Grandchildren, but the love sleeping on the sofas.

Not easy, such a long house. Tried to make something nice of it. Left one is just the floorplan in the measurements you gave. Middle one has slight changes to utility and hallway, making the old kitchen and snug more of a lobby, added a window and removed hallway door to let more light in, added a doorway on the right to create a garage-garden-connection. Dining will be lounge, other reception could be a spacious master bedroom with ensuite, though completely optional of course, if you have kids or work from home, there might be other/better purposes for it. Utility and toilet still in place. New kitchen with island, though far from optimal, as it is a traffic line. Dining table with very comfy chairs. Right one is similar, but master bedroom has dressing area and ensuite within the old reception. Garage-garden-connection in the same place, but now going through a utility. Old utility can be used as pantry. Kitchen layout will allow more traffic. Jonathan is somewhat right about turning the snug into utility/bootroom, toilet relocating and such, as it would allow you to open up the kitchen-family area more, thus less hallway. Then a bit of lounge/conservatory style setup could be added to the long family room.
