HELP, patio disaster

We have a verandah that has been added onto over the years, it's very uneven and cracked, how forgiving is this surface to put down ?

Would love to be able to send a pic so you can see how bad it is.

Hi there, sorry to hear about the problems you've had. Ashton's have given good advice, and the flex-seals are a good option to reduce your risks of leaks further. I too would be interested to know what tray you used? The quality of trays can vary hugely, and over the years we've narrowed down what we use to a few suppliers we trust. It is not until you come to fit or, indeed, still later that you find that "bargain" was actually an expensive mistake. I'd echo mayfly's advice too - by splitting all the elements of your bathroom (different products from different suppliers, different builders/tilers etc), you leave yourself open to escalating problems with everyone blaming everyone else. If you go to a single independent, they'll put together a package based on products and tradesmen they trust, and if anything goes wrong you only have to deal with one company, and they'll normally move heaven and earth to fix it. And their tradesmen & suppliers will move heaven and earth to sort it too - they won't want to risk losing all that repeat trade where they might walk away from a single difficult job. It might look as though the up front price is a little higher than doing it all yourself, but when things go awry you may find it is a false economy. I hope you get the problem sorted and good luck with the kitchen too!

Hi Felicia, sorry to hear that this has happened to you too. It sounds like you have had a similar floor to us - was yours a poured concrete floor i.e. you had an 8-10mm topping poured on top of a screed? Do you know what make of material was used? So, over a year on from my initial post, we ended up having to pull the floor up and get it re-done by someone who knew what they were doing. This time, we ended up going for a solid slab of concrete which was polished up and looks great (but it cost a hell of a lot more!). The bubbles would have created problems outside in terms of water getting in, freezing, expanding and then cracking the concrete over time. But, when I was looking for a new contractor to re-do the floor (we didn’t pay the other guy anything), one of the contractors who was excellent stated that they could have repaired the floor with all of the bubbles. Essentially, the floor hadn’t been primed properly and this sort of thing can apparently happen if there are big differences between the substrate and air temperatures. They mentioned that there was a way to grind down a layer and fill in the holes so I wouldn’t despair just yet. It is a shame that your contractor is being unhelpful - ours was too. I can only suggest trying to call around some other contractors to see what can be done in the first instance. Alternatively, a lot of resin floors can now give a very similar effect to polished concrete but the cost is not cheap. Please feel free to come back to me if you need to as I know how disappointing this sort of thing is.

I don’t think your garden is ugly or a disaster it just needs the edges softening & some colour. The bare bones are there which is great. I think I’d concentrate on the first grass level & maybe have a diagonal or curved path from the top of the steps to the next set of steps. This could be slabs or gravel. This will then help create some structure to beds at each side of the path for planting. I’d have some large shrubs against the wall in the bed behind the path which will hide it & help to distinguish the edge when you’re on the next level up. I’d then have some lower height planting in the bed on the other side of the path. Maybe fill in with bark chippings or gravel? You could grow some climbers against the fences but I don’t think there’s much point in putting much on the football ‘pitch’ as it will just get bashed. The tree at the back creates a nice focal point too. Some large pots on the patio level would be nice too. You could group some in corners.
