This was Custom Cut/Huned/Deyed Wood flooring.

Fascinating to watch this transformation. I would suggest removing the wall from floor to cill level from below the old living room window opening to create a more open plan and wider feeling space. Obviously this would mean moving the radiator as well but it may help with the flow from living to dining room (difficult to tell if this is definitely the case without floor plans so this is an assumption). It would also make the living room much lighter.

Hi memyshell, Having rooms to let with en-suites is only going to increase the money that you can charge for each room so I think it is something you should try coming round to. (I have been in this sort of accommodation before) I do however having a toilet that is shared would be a massive plus to you as what happens when you or any of your housemates have guests do they use the en-suites? Does't sound practical to me however I have a plan using one of the plans that was already attached to the thread of this posts I will try and explain as best I can. Create a corridor that runs from the front door straight through to the wall at the back that be the wall of the kitchen/living and dining area. On the right of the wall make it a full length glazed screen so that when you walk in you can see straight to the garden but are keeping this a separate communal space. The space that is shown as reception room can be transformed into a small functional toilet (which I think is all you need) this will give guests a room to visit without entering a bedroom. The wall of the kitchen would run 3/4 of the way along the wall creating a opening rather than a door giving the space more of a flow. Make sure the door of the new bathroom is hidden behind the wall (almost in the center of the house) when standing in the kitchen area. If you require any other help don't hesitate to get in touch. The trouble is - that as it stands it won't be very thermally efficient but - currently by the look of it, it will be exempt from the thermal efficiently regs because It's separated from the house by an external-type door. ( ie it's not part of the house ) As soon as you remove the door,/open it into the kitchen, you remove the exemption and therefore it may become unviable . If you rebuild it I think the 25% ratio for glass may not equate to a conservatory again - I'd strongly suggest you speak with an architect for clarification first !

Would the Welsh dresser fit in the recess under the stairs, far enough back to not block that window and borrowing the glass section to reflect light? There appears to be more space on that side of the fire - the newly painted dining table could be be positioned to that side of the fireplace. You could then place the couch (OK, I'm an Aussie and we tend to have couches over sofa's!) closer to the fire for a warm reading area and getting benefit of the window and connect with the fireplace Aqua colouring...The free standing chair could be either nearer the window on that side or in the opposite corner near the radiator. Thereby leaving the radiator free, and I assume able to be more effective? Moving furniture around sometimes helps - I do roll my eyes when hubby suggests repositioning furniture to get things right but it usually gets us thinking about how we use spaces!
