Knocking out walls

We want to make kitchen dining room open plan, we've been told that to knock one wall out we will have to smash through upstairs is there any other ways around this?

The best advice I could give you would be to contact a structural engineer. They will be able to tell you if a wall is loadbearing and, if so, how best to support the wall above (e.g lintel, steel beam etc.)

Thanks very much boundsgreener. My last small dilemma is what to do with the hall entrance which is part of the kitchen. It looks bland and clunky, but is a pretty small area. I have already ordered a radiator shelf to neaten up the area under the mirror. Obvious things that look ugly are the pipes and the fuse box. I'm thinking if getting a cabinet for the fuse box, but the pipes are hard to box in as there isn't much room on the floor by the skirting. What would anyone else do with this area?

Thanks Jonathandb1972 , I came up with a very similar sketch myself. So you think its better to have the lounge at the back and the kitchen to become the through room? Currently I do feel that is the better option too simply because more space in the other room. We toyed with the idea of putting the laundry where you drew it in but decided that an ensuite woukdt be better to the play room/guest room as we have a lot of family to stay and giving them their own loo and shower seems to have become a necessity. So thats why we ear marked the other part where you have put the dining table - mainly because it has a door to outside. If I keep the kitchen area in the same room but switched side from where you put it & dining table the other side opposite the door from. the hall do you think this might work? Or do you think the cooking noise etc will be too loud in the lounge? Thanks for your input I really appreciate someone elses views!

I think the plan looks more like this?? Therefore, the plumbing is at the rear of the house as you'd expect. Thus the kitchen needs to be near that. So, i'm guessing that you may have room by the stairs for a little window or possibly a light tunnel. As you say the back garden is level to that floor, i'd put in french doors for extra light at the rear. I would not knock down the wall between the dining room and the corridor as, with the kitchen the other side of the rear, you will have no view of it from the relaxing area behind the dining room table - I would also retain around 500-600mm of the wall between the kitchen and the dining room so that a structural steel can sit above it without ( hopefully ) the need for underpinning or a party wall agreement. - ALWAYS CHECK! I think you should look at sites like zoopla and rightmove to try and find out what houses with a similar extension sold for. You could also get the opinion of an estate agent. It is possible that the extension adds more to the value than you spend if you move the house into a different league but you must be mindful of the ceiling price- your research will tell you how high a three bed can go. If it also possible that your research will show you that the next step up is out of reach, you wouldn’t be able to move into the next house you might like so you might decide to extend and enjoy your investment knowing you will be there for some time.
