Transition from rear to side extension

Hello all
We are planning on extending the rear of our property. It has a small extension and side extension done by previous owners. The first pic is our current rear elevation.
We were hoping to do a wrap around like in pic 2. However there is a manhole cover in the ground outside the side extension. We are trying to think of how we can ensure that both extensions transition into one another rather than looking like two add ons. We prefer traditional style to modern so would rather have a pitch to extension roof rather than flat roof. We have thought about wrapping the roof around but leaving that corner exposed as like a BBQ area so we're not building over the manhole, but not sure if that would look strange? Any ideas very much appreciated!

It could create an odd space on the inside of the building. Drains can often be built into a building so may not be an issue. Design for the building could be more modern or as it is, up to you. Both can work well it just needs some detailing. Start with the inside first and get the space you want.

I think you can move most drains with permission from your local water supplier. We had to request permission to move 2 - one that was going to be in a side extension and one that was under a garage at the back of the house. Or architect drew up a plan for moving the drains and it has been approved by the water company. The water company charged about £300 to review the request. Maybe try talking to an architect if you haven't done so already?

Hello Jonathan. thanks for your post. I have never seen an internal courtyard... but definitely something that would look really amazing if I can get it right. what do people use this courtyard for? any pictures you have that I can see to visualise. I don't see the wall separating the reception room and the passage (where the stairs are). practically, if we walk in the house we will be right in the living room. space wise, it is great. but practically does that work. your thoughts? thanks again.

It looks like you'll gain lots of space, so definitely worth playing around with plans to make use of it. I don't know how many of you live in the house or how you use your living space, but here's a few thoughts... - a utility is always worth it - no one will use a downstairs bath or shower if there's no bedroom down there, but a downstairs loo is really valuable -if a few people are sharing the upstairs bathroom, one door off a hallway is more practical and easier in terms of privacy -if you can get a small double into the third bedroom, do. Extra space for guests is always a good thing -some separate, quiet living space is always a bonus in an open-plan house. You might not get a full separate room, but dividing some of the space with a half wall will help. Or you could use an open bookcase as a divider. - storage is key in an open plan space. No point in having lots of floor space if it's cluttered with stuff, so include lots of big built in storage. I didn't really use measurements in this sketch, so I hope it's not way off...

Yes, I meant opening up the right side wall to incorporate that pantry/utility space into the kitchen. You could maybe compromise and keep a pillar at that corner instead of opening it all up fully? Looks like pillar/corner could be at end of island, which I know is not perfect but it could work - gives you an end to the kitchen and provides a little separation for dining table - have a google at extensions with pillars and you might find it would be totally fine. Still a bit more expense as you'd need a steel to go over the larger opening on the right hand wall, but not as much as fully opening it up. Another option for WC would be to put it in the front section of new office (where the sofa is) - separate door from the office space into little loo - and then use the rest of the office as the utility room. The planned pantry/utility could then become office - which I know isn't ideal off the kitchen, but it depends how much you need office to be quiet and away from distractions, or if it's more of a place to charge devices and control/file paperwork. Also an issue with no windows to office (still got rooflight though), but gives the loo the front window (possible issue, I know!) and keeps the loo and utility away from kitchen - or maybe give the utility room the front window so it's nicer when doing laundry. Downstairs loo doesn't need a window.

Hi, I’m baback agagain for advice please. we’re still overthinking 😞 how to layout our ground floor! nothing ideal to us yet.. we ha this kitchen design lately which looks sleak but it means we move the wall 300 into the dinning room ( proposed snug/ extra seating while movng dinning to the extension. my issue is that the lounge and new snug won’t be in same alignment on the Rt side ( red shade is part of kitchen in this proposal) how would I lay it out / furniture ! sorry if I’m waffling a lot but I’m really hesitant between these two suggestions. any advice is really appreciated. thank thanks

On the drains, it depends if it is private or public on build over agreements. If the drain only comes from your property and none of your neighbours empties into it then the drain is private until it reaches the road. If the drain has one or more neighbours using it and you just happen to be the last on the run then it is public across your land and you would need to get the utilities provider permission to build over it. Best way to find out if you don't have the paper records is tip a little bit of powder paint into your neighbours sewer at an external manhole whilst lifting your own and see if it flows past.

If its private you can build over, if public seek approval from the utilities provider.
