What is The Square footage of this House Also Will this house be too tight if it is 5600 square feet ?

The sq.ft. of this home is around 6300 sq.ft. There are different ways to keep the concept of the home and make it 5600 sq.ft. We do this often for our clients. The best compliment I have had was when I was selling my flat in London. The lady who bought it came with a friend to do some measuring and in the course of the conversation the friend said 'oh I assumed you were an interior designer' when in fact I was a harassed working mother of two! One of my proudest moments :-) The best compliment my current home has had was when I overheard a dear friend telling someone 'You should see Gerry's house, no one else has a house that looks like that, it's so creative' bless her cotton socks.

This house layout it is more common than you might think, although it looks as though the previous owner has thrown up a few partition walls.. Your idea for a single door that leads right into the kitchen would make much better use of your living space. When you are able, I'd certainly recommend making the kitchen and dining area open plan. Lounge wise, I'd probably embrace the space, or lack there of, in the living room, possibly putting the TV etc against the wall when you have removed the false chimney, and put one sofa against against the wall where your dining rooms doors were and another (or two side chairs) against the window so that the seating face one another across the room. You could use the alcove, for a work desk, study area or an additional arm chair if you regularly have more than 5 guests at a time. if you go down the office route, try find a large bureau that will close away and hide all your computer screen etc. If you prefer a square shaped lounge, I'd look into the option of moving the door from the hall into the lounge back towards the front door, this would make your immediate entrance hall smaller, but certainly help open up that alcove space giving you more living space.

I'm not sure my wife would go for that ! too claustrophobic. We're not so much about the space inside, although, my wife would argue that our house is perfect for just the two of us now the kids have gone, although we see a lot of our grandkids and need the space for all their paraphernalia. Our house is a little over 2200 square feet and after 16 years here, we still have to frequently have a good old spring clean to get rid of stuff we don't want or use or we run out of storage. We do however, require quite a good deal of outside space, our plot is around 12000 square feet, we're outside country folk, so big garden, big workshop etc, outside all day long!

Hi, A porch like you said would tie in the new garage so is a good start. It will also free up space inside to have a little area before you enter to house so another plus point. It's hard to give more input on that without knowing it's style, colours etc. Moving it to the front may improve the look by sorting out the uneven spacing of the current windows but what would it do to the layout inside? A part of this is the colour and the lack of varied heights visually. There's lots you can do to really make the house beautiful! :) I look forward to updates.
