Comments (15)Hi Farhaan There are standard sizes of roof lanterns (e.g 2000mmx1500mm), which some companies hold in stock so can help keep the costs down if you choose such a size. Two small low cost lanterns of 1000x1000 can place a good amount of light in your extension, however the overall extension size would easily allow a single large lantern, say 2000x2000, which would double the light opening area, and still only use a quarter of your available roof area - and you could go much larger if you wanted. It is amazing how much light a rooflight permits. If your budget allows for a large lantern it will utterly transform not just the extension, but ample natural light will flood into the old part of the house too. Solar glare coatings can be specified if you are worried about causing overheating, however a North facing extension will be shadowed by the upper floors of the rest of the house for most of the day so this may not be necessary. If you go for a rectangular rooflight, the alignment, horizontal or vertical, will make a difference to how you want the layout of the room or the draw of the light to affect the room. Lanterns leading towards the patio doors makes sense to me, but it will depend on the lines within the room. Comments (5)I see what you mean. I disagree that it will look wrong, I think it's difficult to make it look right. It has to sit well with the rest of the house and that's the hard part. Your current window colour makes things the hardest. To put brown windows in the orangery just won't look nice. Any grey tone would look nice, but then the windows need to match everywhere really. A lovely tasteful shaped orangery in white always looks great, but again, all your windows and doors need to match. I'd extend the patio to, wrapping it around the Orangery and making that the feature point of the rear of the house. Comments (5)We went through this same decision process with our 6x4m rear extension recently. Eventually we choose a gable with glazed end for several reason. Firstly several friends and comments online made me wonder about the heat and light issues with lanterns. It will also be our main living area when entertaining so noise on a large glass lantern was also a consideration. However worth noting we spoke to several builders and all came back with slightly higher estimates for the gable than the flat roof extension so that might also be a something worth considering (although that did include the glasses end, bifold and skylights). I'm currently researching skylights (that's how I found your post) and were looking at circa £6k for velux and possibly more if we go for frameless bespoke ones. Comments (2)Hello Vinny Eckles, Thanks for your posting. You raise an important question and point out that your new extension is south facing. May I share with you my recent experience of a similar project in south London. For weathrproofing the roofligts will need to be fixed to a pitched roof, probably at least 17 degrees, preferably 22 degrees. You mention overflooking which is relevant to rooflignts as it is with a skylight. I would suggest two rooflights may be better, they will come with integrated blind (for privacey) which can be remotely operated ie, Velux rooflights. With my recent extension, about the same size as yours, i found the book: www.KeithJamesClarke.com very useful. Have a look Case Study C9 – it addresses the issues you raised and shows 2 rooflights, one to the shower room and the other to the lounge/study together with assorted drawings.
