6m rear extension double Pitch roof or Flat roof with Lantern

I am planning to do a 6 meter rear extension on my end of the terraced house (the width of the house is circa 6 meters). I can not decide to go with a double pitch roof with Velux windows or a flat roof with a Large Lantern/Skylight?

The ceiling height inside the existing house is more than 250 cm. I like to maximise the height of the ceiling in the extension to give a feeling of a big room. (6mx6m).

Any ideas/help would be appreciated.

added since the last comment, my neighbours (which their houses are identical to mine) both have had an extension done, one with a flat roof

and one with double pitch roof.

Without an elevation its hard to say but wouldn't a pitched roof block the windows upstairs?, you could go for a flat room with a sedum/green roof and lantern which could look good.

I'm usually the one who differs so here goes:- The bungalow layout isn't great. The porch on the front ( presumably a late addition ) looks fairly bad, detracts from the bungalow, prevents having a lovely entrance and more importantly blocks a direct window on bedroom 2, which has no natural light. Therefore, knock it down. This will also give you square footage allowance in hand. If you incorporate the garages into the main block of the house it allows the new bedroom space. You can build a free standing garage elsewhere on the plot, which is more than large enough, and, you already know you're not restricted to building behind the main building line. Change the garden room into a proper pitched room with insulated roof and walls, knock down the lounge wall and add bi-fold doors across the back. This now gets rid of both dated / unattractive additions. Take out the shower room and make it part of the entrance hall. The rest of the plan is pretty much self explanatory and gives you a new larger Master Bedroom with en-suite a large second bedroom and family bathroom and a further bedroom with en-suite ( for guests etc ), which used to be the main bedroom. All the plumbing should be ok, as i made use of positions already in use and back to backed the new ensuite with the old one. Hi. Sarah's comments are spot-on, and we would also advise consulting with an architectural designer to look at the living implications of each design. We have designed many rear extensions (both pitched and flat roofed) and have attached photos of two examples; Victorian House flat-roofed kitchen extension with sliding doors, and a 1970s pitched-roof rear extension with roof light and bi-folds. Think carefully about how you would like to utilize the space, whether you want to be able to open up the whole space to the garden, or have the option of opening some or all of the doors. Again, speaking with your designer and some sliding/bi-fold door companies will help. Our advice is, take your time, get good advice and whatever you decide, do the best job you can afford, you will not regret it. Hope you find this helpful.

I agree, you need to speak to your architect. 7m does not sound a lot at all if you want a traditional looking orangery however given the depth of the room, the doors and windows, in theory I doubt you need any type of roof light. My brother built a 8 x 6.5m extension for his kitchen. On the 8m wall he has 5m bifolds and a window either side. He put in 2 lanterns of 3m x 1.8-2m. He designed the extension himself and his one regret of not using an architect isn't he hadn't considered the amount of heat and light that would come through the lanterns. His floor and furniture also started to fade pretty quickly so he recently had UV window film professionally fitted which has helped a lot. His lanterns are motorised. He also has pendant lights fitted in them. He's surrounded by woodland but he has a real issue with flies etc coming through the lanterns. It may also be worth speaking to the architect about lighting if you want a large lantern/s and the fly issue if you want to open the lanterns. There are also different types of glass available with thermal qualities, built in blinds etc which your architect should know all about. Orientation of the room is also key ( his faces south btw) and whether you have large trees/buildings etc blocking light.

I’d never have a flat roof/lantern ever again. My biggest regret! The sun & heat is a nightmare & they look dirty all the time (even with so called self cleaning glass). Our extension was 5 metres and I wish I’d gone dual pitched with a feature ceiling inside.

We went through this same decision process with our 6x4m rear extension recently. Eventually we choose a gable with glazed end for several reason. Firstly several friends and comments online made me wonder about the heat and light issues with lanterns. It will also be our main living area when entertaining so noise on a large glass lantern was also a consideration. However worth noting we spoke to several builders and all came back with slightly higher estimates for the gable than the flat roof extension so that might also be a something worth considering (although that did include the glasses end, bifold and skylights). I'm currently researching skylights (that's how I found your post) and were looking at circa £6k for velux and possibly more if we go for frameless bespoke ones. Good luck with your planning.
