Hi there. If you wanted to look at not to go with an architect or wanted to limit the costings here - it's always best to get your ideas sorted before you enlist their help. You can do this yourself setting up Houzz idea books, putting some plans on Houzz to get advice (after listing your desires and layout possibilities) or you can call in a concept planner or interior designer to help you look at this stage. From here, they would (at a fraction of the cost of an architect) look at how to best utilise the space to suit your personal needs and requirements, they can then advise what need to happen next in regards to architects, structural engineers etc. Hopefully only needing one main set of plans (and planning permission) sorted by an architect. If your looking for styling too then as an interior designer I take all that on board from the start of the project and it's thought about as a whole to ensure we have a clear goal in mind before anything is started - meaning you know where you stand and what you're heading for all the way through your project ...ending with not only a functional but also beautiful home!

Hello. Those doors are beautiful and do not need glass that will block your view and compete for attention. My suggestion is to have clear glass. If you can find old style antiqued glass, or handmade glass that would be my vote. Otherwise just use plain glass. The key is the view through the doors (both ways). The doors will function as a frame so arrange furniture accordingly. I suggest new long curtains that hang closer to the ceiling. A beautiful neutral linen, or something that excites you. If you hang a vibrant or patterned curtain then your black sofa (is it a chair?) will not dominate the view through the doors. If you elect for a neutral curtain, then you may want to relocate the black sofa in favour of a more neutral piece. Beautiful home, what we can see of it. Good luck!

Tony, if you are on a budget then I would not rule out IKEA for kitchens. You can buy the kitchen and find someone to fit it and if you wanted to save a little labour cost you could put the carcasses together yourself. The quality of the IKEA Kitchens is surprisingly good and although Howden's quality is also good I find that there costs are sometimes unreasonable and the range option is lacking. You could use the saving to buy better appliances such as NEFF or Bosch. With regards to Victoria Plumb you can buy directly from them and again I was surprised at the quality of their product compared with the price. For a house I refurbished in the Wirral I used them for both the vanity units with wash hand basins, wall cabinets and also for a "wall mounted" toilet unit with toilet. The caveat is that sometimes Victoria Plumb's customer service leaves a lot to be desired if something is missing from your delivery. With regards to skirting have a look at Ebay and find yourself one that has alrady been primed as you then just need a top coat of paint. Be brave with your decorating and take your time.... it is those who rush it that generally mess it up and it is not really that complicated.. and don't forget to buy dust sheets! :-) Also where there are any joints between plastered walls and architraves/window cills, wood details, etc., use a white acrylic mastic. This is easy to apply and give a nice clean finish but again take your time and follow the instructions. I generally have this done after the decorators have finished on all of my projects and it makes a huge difference.

Tracy. You’ve been getting a lot of good advice but I just thought I’d add a few thoughts. When I look at your current set up I see a classic and oriental feeling. I think this is timeless and just needs a refresh. Your sofas are a classic design and I think that recovering them in a more neutral fabric would work. But I think your curtains are really fresh and modern and it would be good to really layer on lots of cushions to tie in with the design. See attached other fabrics from Villa Nova which complement but don’t match your existing design. Loads of these layered up on a neutral linens effect background would look great and could be changed over time. For your walls, I actually don’t think dark blue is right. It’s very on trend right now and can look great in a smaller cosy room but your room is spacious and I’d personally keep that feeling of light. I know you don’t like wallpaper but a pale ivory type paper with a subtle colour or texture could look really elegant. I actually like your mahogany style furniture. It’s the tv stand I’d change along with maybe freshening up your lampshades. Minnie’s choices look great. Alternatively, some blue and white China lamp bases would look wonderful and pick out the Asian themes in your furniture. See photos attached and good luck
