garage update advice please

We would like advice on how to update our garage into a cleaner storage are, i.e. what we can and can't do in terms of flooring, walls and ceiling. We plan to use it to house DIY equipment, hobby stuff and exercise equipment (bikes etc). The garage is attached to the side of our 30s semi and shares a party wall on the boundary with our neighbour's identical garage. The garage is single story and flat roofed and has bare rendered walls (house wall on one side, party wall of neighbour's adjoining garage on the other), a rough concrete floor and open joists to the flat roof. The garage door is an ancient (and faulty) metal up-and-over style which needs replacing. As we plan to keep the exterior looking like a garage we will need a new door, not sure though which would be best style. There is already a power supply in the garage, and we wouldn't need central heating or a water supply. Directly behind the garage, there is already a single-storey extension which extends out beyond the rear of the house to incorporate a wc/utility and a living/dining area. In addition to the garage update, we also need to replace the entire flat roof (covering both garage and the extension). Any advice on what is possible for the garage, pitfalls, planning, etc would be really appreciated. We don't plan to do the work ourselves. Also any advice on best styles of garage doors to maximise internal space and insulation. And finally flat roof materials (pro's/con's of the newer materials vs bitumen) would be wonderful.

Hello Suzyr. I am sure there are experts who can help you with this, but I have converted two garages into usable space. I am currently turning my double garage into an art studio and it only required building regs. I would go directly to a flat roof specialist for the roof and many builders will only subcontract anyway. You can insert a perspex roof light which will make the space really usable. As my garage will be classed as a living area we needed proper insulation which meant battening out the space, and inserting cellotex. It has now been plastered and lighting going in. A good carpenter will be able to do most of the work and I was pleasantly surprised at the cost. Even if I was only using it for storage I think I would have done it in the same way as when we sell it on one day it is a really useful room. I replaced my double garage door with a window and then the quarter of the original garage is now tool storage. I decided to use double timber doors on the storage bit which were very reasonable from Travis. Images show before and now (part way through).

I was going to suggest to change the cabinets doors/handles and the plinths ? and keep the carcass, for the island replace or add on a side end panels matching the doors as it does in the picture? lets hang that out of the window for now but don t let go until your positive that you don t want it? firstly , the floors , if your planning to change just the tiles so it keeps the kitchen separated from the dinner/living ? brown wood style porcelain tile or going through out with the brown tiles For the walls Farrow & Ball ,Cooking Apple Green xxx it seems ,You have a backdated ? cooker/oven,extractor fan, microwave, fridge , it does remind me off some thing from Back To The Future , THEY NEED TO GO,stain less steel all the way Mosaic tiles, brown with a mix colours, above the kitchen work top upstands , or you can continue the paint for the walls i can t see the sink ,is it white?, probably you will need to up date it as well ? stainless steel and a its wise to get a deep base

Thank you all so much for your kind comments! We’re thrilled! Sadly there was none of the bay window structure behind the garage door...I can’t believe someone would have wanted to take down a gorgeous bay and replace it with the hideous garage! We are lacking in storage now so thinking of building a little storage shed down the side of the house. This period was great as they were often really well designed internally. We've worked on several houses like this for clients and we usually advise that its best to respect the period. We agree that that keeping the hanging tile is a very sensible idea, but you could change the plastic windows to timber composite windows and doors that can be designed to echo the period. We used to do a lot of grey even black frames, but nowadays we often do white because it says 'house' and it always works with the interior.
