thank you! what metric system did you use for the size. It looks like the size of the kitchen I am building. You used the space wisely and love the colors.

It's a lovely light room but certainly a tricky one to furnish given the configuration of door with windows. Lesley345 is right that the easiest way to deal with it would be to consider it as a room of two halves to either side of the door. Then you can give each end a function so potentially the area to the left of the door where the TV is now could be a seating area and could take a corner sofa, while the opposite end could be more about watching the TV in the alcove and have a couple of comfortable chairs which could be easily adjusted in a situation where the TV was off and you had a larger group of friends/family around. you would then want to tie it all together by using a large rug to visually bring it all together. You could also look at having a projector rather than a TV and using the large white wall at one end to project onto. If watching TV isn't actually that important to you then you could create a seating area centrally to the room with the windows as the focal point and statement storage units/art work/piano at the ends of the room. It's not necessary to have furniture backed up against the walls and placing items centrally instead could help free up the way you consider the space. The key thing to do is to consider the activities that you want to do in the room most of the time and then decide on the furniture you need to support those activities, particularly considering ways to make things flexible and possibly multifunctional. My kitchen is small - just under 11ft x 11ft and it was superbly designed. For the first time ever I have everything I need in an easy to reach organised space. I have a tall larder unit which is priceless and my cupboards reach back into the corners (and it's in these that I store my rarely used crockery.) This kitchen is smaller than my last but due to clever design it holds far more and I am very pleased with it (including a dishwasher, tumble dryer, washing machine.)

I don't really understand the "walk through cupboard into larder space". The plan just shows storage either side, would you not be better just having a wide larder unit? Agree with Jonathan re range and integrating fridge. Only on the assumption you won't be using both dishwashers at the same time, I might swap the one in the corner with the bin (so you're not dripping mess on the floor and DW's in corners are trickier as you can only stand to one side to stack etc) and move the other DW to the island but also swap the side of the drawers. It would be a major trip hazard though if you do use at the same time :) Given you have 2 DW's do you need an extra fridge in the utility? something like Little Greene French grey/pale may work for units, which is a Victorian paint colour. You could have oak on the island although it's obviously not as practical as Quartz etc. i think a butlers sink would also be more in keeping?

So... managed to find time to discuss it late last night, and we definitely like the idea of being able to make bed 3 larger. I've taken it slightly further in some ways but less in others to try and minimise the cost hopefully as bf thinks that regardless of what we do, it'll end up being prohibitively expensive to re-organise upstairs. This plan would : Keep doorways off the landing to bed 2/3 the same as they are currently (I appreciate the benefits of moving them in terms of not having it right at the top of the stairs, however there's still room for a stair gate at the top of the stairs (should we ever need one), and has never been a problem for us since we've been here regardless of who's stayed (almost 6 years). Removing your study area - we have a separate office/mancave downstairs, and I always work at the dining table even when I had an office space if doing work at home, allowing us to have a bigger family bathroom (maybe a pocket door) with hopefully room for a bath and walk in shower? (as actually the 2 bathrooms we'd be joining are quite compact!) Still quite a small landing area, which I appreciate is useful for general circulation space, but we'd be reluctant to cut into bed 3 more than we have to, and there'd be just enough room I think to have a small window which would hopefully make it feel more airy at least. FYI the pink line I've added is where we get full height ceilings back, as the front half of bed 2/3 mostly have sloped ceilings, except for where the dormers are, but they drop to about waist height at the front. The back wall of the ensuite would be the current back wall of the ensuite again to help reduce costs... Ideally I'd have preferred to creep it forward an extra 10-20cm to give that room to bed 3, however I think for such a small distance it's probably not worth having to knock down, and build another wall. What do people think? ? Obviously would still need to ask builders re cost etc and bf thinks I'm getting hopes up and it'll cost too much... (Anyone got any rough thoughts how much it might be?) but I did point out we could fit most of the bathroom stuff at a later date.
