Flat roof windows on a single storey extension

Need some advice please!

I had wanted 1 x 1.5m Velux fixed flat roof windows for my extension but my builder has made a custom roof window with toughened glass over a frame. I'm assuming this is to save money but want to know whether this is a suitable method vs a Velux? I spoke to one glazier and they said they have a lot of customers doing this and that it shouldn't be an issue - agree?

The other question is that the windows seems to be flat and so water stays on them. Shouldn't there be some kind of pitch at least? It is a single storey flat roof extension.

Your builder chose to do this without consulting you ? I think I’d be asking the reason why . Maybe they have a valid reason - maybe they don’t - but I think oh both need to sit down and talk ... even more so if you are unhappy and this isn’t want you felt you’d asked for .Velux is a well respected company - I’d personally be a bit miffed if I’d asked for a particular branded product and it was replace with something of unknown origin and guarantee, without explanation !

Your builder picked up PVC frame and put double glazing glass on top of the frame, which is completely wrong. Those UPVC or aluminium frames are for windows not for roof lights.

I know some builders they do this way, they come to my factory and asking for frame, which is costing them about £150.00 and than they put double glazed unit.

I think you should sit down and talk.

There is a house locally that has submitted plans to do something similar to what you have planned. They both had double storey extension with shared ridge. They plan on having a straight drop from the existing ridge and their new extension to have a new ridge in the middle, separate from the neighbours. Not sure that I can share a copy of the elevation drawings on here (that have been approved) with out breaching architects copyright.

@rinked Thanks, good idea - i'll see what it looks like later. @Suzanne C thank you for sharing your experience and pictures. We'll be going out for quotations once our planning is granted so i'll make sure i get a cost for wet UFH. I think it would be the preferred route with the warmth underfloor and extra wall space is always good in open plan extensions. @minipie Thank you. The software really is great once you get to grips with it. We've started to obtain budget costs on the roof lights and one company has offered to take us to see a few recently completed projects which should hopefully give us some inspiration and allow us to gain some feedback from previous clients. I'll aim to get at least one opening roof light after all the advice received on this board. Thank you for sharing your experience. I'll look into the small radiator in the bathroom. Good idea. The extract routes are pretty easy as the kitchen hood is on an external wall, as is the utility. The WC fan will follow the existing route above the utility rooms ceiling. Not sure on the subfloor as not taken up any flooring so far but the house was built around 2003 so you'd expect a pretty thick solid concrete slab so it might not be as easy as excavating in an older property.

Hi Daniel, The bearing of your property should not inhibit your ability to have a green roof, generally it just requires different varieties of plants which can thrive in shade to be used. I have no expertise in the type of plants which can be used but a good green roof supplier will be able to advise you on this. There are a couple of other things to also consider. Firstly the thickness of the roof will be thicker than conventional roofs and the structure will likely need to be bolstered to accommodate the additional load of this. Secondly consider the access and maintenance of the roof. Visually, green roofs can be a great design addition when done well, and can really enhance the thermal performance of your property helping it to retain heat in the winter and keep cool in summer.
