How to best use a converted garage?

Our layout for first floor seems almost ideal but we are still struggling to have a vision for the new downstairs lounge and study-cinema areas. We are happy to keep the dinning room / playroom in position. Should we create a floor to ceiling storage / partition in study with doors. Width will be limited to around 2.6m in the study. Does wood burner look odd here and is this possible in the UK not near a external wall? Any other thoughts?

I'm not sure where you are planning to put the storage partition in the study?

The thing that dictates the log burner is the venting through the roof. If you don't have a free pitch or a flat roof, then no, you couldn't put the log burner there. ie if there is a floor above it. I can't tell from the pic where the extension is, or if there is one that comes out at ground floor level past the upstairs.

I would also be concerned about safety with that position. If you have a play area, i presume you have young children. Log burners are red hot to touch all over the surface area, and being by a door, you could easily brush past it and touch it by accident.

As you have a Cinema / Study room, then the living room is not dictated to by the position of the T.V, after all, you can just go to the Cinema room for that.

However, you may then consider a different layout, One that gives a good view from the dining room and kitchen of the garden, and one that gives the same view from the lounge area. By moving the Log burner to the far wall, you will be able to vent through the back wall. You can have two sets of French doors, ones that will enable you to see the garden from the dining area and from the lounge area.

The log burner sits proudly in the middle and is in such an area as to be able to have it with a good hearth and fireguard. It is also visible from all areas and will be easily viewed from all angles.

Is it an attached garage? If so, and you don't want to put up an advertising sign you don't need planning permission to convert it provided you maintain two off street parking spaces. Just take off the garage door, brick up to window cill height and fit a window/door. Job done. Be careful though with visiting clients, they will park outside and neighbours may get miffed and report you to council for running a business. The council have to act on any complaint and they could have issue with it and make you apply for a change of use retrospectively. I have a friend who converted a detached garage into a hair salon and works from home. There was a complaint and she got a visit from the council. She was left alone though as she has a large driveway. My advice is keep it discreet and you will be fine.

The first one is the cheapest as it utilises the building as it is with no extension. It does use the space well, You have to weigh up what you need with what you want. The first one doesn't give the extra storage for coats, shoes etc and blocks the Hallway front to back, which is always good in a house, as it makes it feel roomy. Given your budget of 90K i'd choose the second one, as it's just a much better layout. You open your front door and can see through in to the garden with the doors open. There's a load of storage. The bathroom is bigger, the Utility is bigger etc. I would always encourage people to take their designs to local Estate Agents and run them past them. You need to check that you're adding value, not over extending and that you're not spending more than the house will be worth.

Our default plan was not to have any burner and just radiators under Windows so may still be the better option. The storage or bookshelves would go against the partition wall in the study like this photo.

How old is the child/ren as I'd combine play in the garage so you've got that storage for toys plus space for a desk for homework etc leaving room for a sideboard in the Dining area under the window. How high are the windows with the tv position? Personally I might hide it away where you've got the corner sofa

This is the existing house downstairs with planning permission to build two stories above garage and convert it.
