New house extension

My Mum is looking at buying a brand new house from a major national housebuilder and considering extending it straight away. I have had conflicting opinions about if this is possible. Some people say the builder will have something written into the deeds that it is not permitted in the first two years....is this true? has anyone got any experience of this?

Hmmm, quite likely the builder or property developer will have restrictive covenants which will be written into the deeds. I think it’s quite typical that nothing can be altered for at least the first five years. These kinds of covenants are quite common. It will say on the paperwork, but as Rachel says, will be in the small print. Can be overcome, I've seen it, but you need permission from developer.

Do you mean the meter or the fuse box? If it is a fuse box then I think they are small enough to hide in a cupboard- your electrician may be able to move it a few cm in any direction to make it fit better without actually requiring rewiring which is a costly job. If you are talking about your meters then I would personally get them moved outside. You have to get your current supplier to do this job but it is worth enquiring if a different supplier will do the job for less money- you then change your supplier, get them to move the meter and then decide whether you are staying with that supplier.

We have had experience of this (loss of Permitted Development Rights) being the case in some areas, but not in others. Our advice is to speak with a planning consultant to ascertain whether building an extension is an option in your Mother's case.
