upstairs loft bedroom

Hi
We are designing our new build and want to create a relaxing bedroom and ensuite. We are building in the roof space area due to height restrictions so we will have the sloping ceilings. We want to make the best use of the space. Any ideas from you guys would be great.

As usual I really like Jonathons floor plans, (if I ever renovate again would value his and some other contributors over an architect for layout maximisation) But is there head height all the way in this loft?

If I were designing this room I would start with what you need in the way of storage etc. Do you need some seating? It would work well doing a lovely built in seating on the lower level against that back wall. This could have some storage built underneath for folded clothes. I would also get in some more permanent steps (beside that built in furniture - again these can be made to lift up as storage). I would also do a feature wall behind the sofa (back wall) maybe brick effect paper would work well? (depending on your tastes) I would then also look at layering the lighting to create some real impact and create a great mood to relax in. Hopefully its given you a few ideas :) Gina

I have done 2 x reno. Watched years (decades) of home change/build programmes. In one house, to my credit, I had learned when I needed professional advice. I found a local qualified experienced architect who had young kids, had to change her work so she went self employed, i paid for 2 hours of her time. Worth every penny of the £90 I paid her. I sent her a list of 2 or 3 things I would ask, I did that so we wd 'hit the ground running'. My advice is: know when it is right to get an architect who knows construction, sources, planning requirements, costs and colours. In minutes she had given me a palette for the house, explained what to do where, what I should not do, and why, and who to get to do what. In my own profession, I learned decades ago, get a feel for when my money truly is better spent on an expert at the start, then pick their brains. I am 66. I just wrote wisdom. Time and again, I have reaped the financial benefits of getting the right person for the job. Get an end plan/do-able layout from an expert (does not mean a paid for drawing) first. Then, bit by bit, work towards that end result. Properly. That way you keep the value of your property up, and do not make expensive mistakes. Starve, and get the best advice and best contractor ans be patient. You will know Im right.

Fair enough! If you're getting on a loft conversion further down the line, it'd be wiser to just convert the smallest bedroom as @rinked suggested. I can't advise on cost as the bathroom was put in by the previous owners 5 years ago, who likely benefited from the fact the soil stack is on the side of the house rather than the back. We don't really have the roof height for us to consider a loft conversion, most people in my area with end-terrace/semi detached properties opt for double storey extensions to add an extra bedroom or make a upper bedroom bigger.

yes there is 2 metre head height. i agree we like this design - good use of space but as you say have to see how the sloping roof affects it. thanks Jonathan.

If I understand correctly, you only need one master bedroom in the loft. If that is the case then you have space to make something really nice. On the right side as you go up the stairs place an extra large bed and a small sitting area near the glass windows. On the left side you can make a walk-in closet leading to a private bathroom.
