Comments (24)Does the chimney breast not go all the way up?, because the plans don't quite line up. Another consideration is are you able to move plumbing and drainage to the opposite side of the house, and regardless of budget, wanting to deal with that kind of upheaval? Of course, the obvious thing is to make the ground floor extension into one room, but I think little adjustments like lining up the inner entrance hall and opening that up would be a minimal approach to making a big difference. Here is my pop at it, but trying to not move services too far or move supporting points (of course still needs new larger lintels or more, but basically in the same places). Comments (10)Decent sized bedrooms are good at any age - as younger children size is useful to accommodate toys and as teenagers they’re more likely to spend more time in their rooms so perhaps making them large enough for a small seating area as well would be good. Similarly, a separate ‘living’ space downstairs is also useful as a play room when they’re younger & somewhere for relaxing / games room when they’re older. We’re not keen on our children having the x box in their rooms do having an extra space downstairs for that is useful. A laundry room or utility is useful for all the extra washing children create to avoid having it all around the house on wet days. Garden size possibly depends on amenities close to you (parks, etc) but personally feel that as large a garden as possible really helps with primary age children. We chose our current house partly because of the garden size & style - plenty of lawned area. Our last garden was tiered with decks & patios - great for adult socialising but nowhere big enough to kick a ball. Bathrooms - a bath in at least one with shower over (or shower attachment) for hosing children down if necessary!...See MoreSide extension advice
Comments (15)It’s a fantastic size and a lot of functions are taking place on the plan. We would start by looking at all those functions and question each of them to find out how each individual part needs to work and how it can improve your experience within the house. And importantly what is missing? Example questions, Utility. Would it benefit from direct access to outside for taking washing out to dry? Back door. Do you require a dirty entrance for muddy boots, or a dog for example. Cloaks. Would a cloak room in the entrance hall be a benefit to you? WC. It’s open to the dining area. Would more privacy maybe better? Study. It has a great view of the garden but, is separated from the living area by the Utility. Is it privacy you need or would you prefer to have to door open to engage with people in the living space? Kitchen. Would you like this to be more open to the day room or do you prefer individual rooms? Kitchen. Do you spend a lot of time in the Kitchen, would you like to have more views of the garden from there? The list goes on...... We find that 3D modelling also really helps explore the space and provides a much more informative view of what the finished house will look like. It allows you to see the light coming in, views out, what the space and volume feels like, and how spaces connect with each other. We would be very happy to discuss this in more detail with you. Comments (11)I like Maya’s idea of turning it into a laundry room. The plumbing is there and it can be reduced in size, perhaps to stack washing machine and tumble drier with a small storage cupboard and then increase landing size. As a 4 bed house, 2 bathrooms are the norm but I do think upstairs laundry rooms and downstairs utility rooms are very sensible if you have the space. Then again, it depends on the age of your family - if I were a teenage daughter I would love my own bathroom!...See Morebridcrowley
