looking for a floor plan idea for a 1800 square foot two story 4 bedroom 2 bathroom home? how big does a house like this look worried it will be too small

I don't think it needs to look tiny, it will need careful planning as you will basically have 30 feet x 30 feet square x 2 stories. Lots of plans are available on line - this is a good website for plans, you just plug in what you want, and need and it will find you a plan.

I can't find any with 4 beds that size. It does bring up 7 options for 3 beds, so maybe you could try tweaking one of those?

For instance - this one includes a garage, so maybe you could have a fourth bed in that? Plan Collection 3 bed house with garage

You could look at one of the UK national house builders for inspiration as they build lots of sizes and designs. The enclosed link does not say the house size but I would estimate it to be a little over your 1800 square feet.

Good afternoon Anna. Interesting. Here's the dilemma ( Houzz pun? ) ..the 15.19 if accurate does not scale with the pic as shown. Judging the sink wall to be about 5 ' (4' 6" perhaps)long, ( 2' for counters, 3' working space) ,it leaves less than 8 ' between the small wall and the front window wall. The pic shows a wall about 12' long. ( Notice the living room area is almost square).

Lol, Jesse, I had to study that photo AVSinteriors posted forever to figure out what you meant about the tile direction but after I did I do see what you mean. I never thought of it that way but logic states the water would run off the vertical lengths of grout far more successfully than it will the horizontal! I went in the current family bathroom and had a look at the tiling - very interesting. And a plan changer. I'm glad we hadn't gone too far in planning the shower area yet. Well spotted you on that tile, this is the first time I've heard anyone mention that! I love the inset teak mat-floor for the shower area of that wetroom, too.

I'm not sure my wife would go for that ! too claustrophobic. We're not so much about the space inside, although, my wife would argue that our house is perfect for just the two of us now the kids have gone, although we see a lot of our grandkids and need the space for all their paraphernalia. Our house is a little over 2200 square feet and after 16 years here, we still have to frequently have a good old spring clean to get rid of stuff we don't want or use or we run out of storage. We do however, require quite a good deal of outside space, our plot is around 12000 square feet, we're outside country folk, so big garden, big workshop etc, outside all day long!

It's actually a little under 1800 square feet, Jonathan. It's 1769 sq ft. Says so on the drawing, bottom left ;-) Looks like a lovely home.

We have a few plans that are for houses around 1,800 sq ft. Unfortunately they are for 3 bedrooms, but it's a start and something you could maybe adapt.
