Curious of the measurements of the bunk bed space.
How tall are the ceilings in this picture?

The entire bunk bed and cabinet combo is 8'8". The length and width of the actual bunk bed has to be 38"x75" to fit the mattress. The ceiling in 9'. Hope this helps.

I could see a fake floor platform constructed in front of the windows, going across the entire width of the flat. At the left side of the platform, put in a storage wall from the column back towards the flat door. Then, put a dining table or desk on the top of the platform. Build a slide out platform for the mattress. Although you are only looking at a small double, I would build the sliding platform sufficiently deep to hide a full sized bed (5-6 feet). If you had extra space, you could install hinged doors to access the storage space hidden under the far edge of the raised area. In the floor level area in front of the platform, use easily moved comfortable chairs that you could just push out of the way when you wanted to slide out the mattress. (Poang chairs from IKEA would be ideal). If you wanted an extra chair for company, consider a canvas sling chair like you would see at the beach which would store in a space scarcely more than an inch deep If you are looking for ideas, consider spending a few hours viewing boats at one of the London area marinas that sell canal boats. After looking at a few canal boats, your flat will look absolutely spacious! Just curious, if you wouldn't mind sharing, where is your flat and how much was the purchase price? (approx is fine)

How big are the two double bedrooms? Is there any chance of claiming a bit of space from each to create a small nursery for the baby? Assuming that's an outside wall, you could look at borrowing some light with fanlights etc?

Thank you Jonathan - I take your point. In regards to the costs involved, the apartment requires renovation throughout and the quote I have been given to make the additional changes is minimal - so that removes the budget consideration. In fact, as mentioned, I will have the corridor walk narrowed down so that the rooms will be larger (even though by not too much). The en-suite is not a deal breaker but, having discussed with property professionals, it is something that adds significant value to the property (and frankly I like that too :) Of course, as you said, the landlord might reject the proposal to open a door in the load bearing wall but I will cross that bridge once I get there. I like the way you have organised the space in your proposal, but to be honest, the whole point of keeping the bathroom there is to make it en-suite, otherwise I would get the benefit of having larger rooms and a second bath with shower next to the existing one. At this stage, my focus is to find the best possible bathroom en-suite layout and understanding the acceptable minimum size for it. I am making lots of drawing trying to move the bathroom things around :)) One more thing: I will be happy to have one bedroom bigger than the other (in fact I would prefer that) having 2 kids 6 years apart in age. Clearly the smaller room would go for the little one having less requirements. That would mean that I would limit the storage space in the smaller of the 2 rooms to a minimum (just everyday clothes) and leave the rest for bed, desk, toy boxes. I would have the rest of his things in another wardrobe resulting from the space taken from that room, e.g. the entrance. I love these discussions because they give me the possibility to hear other people’s valuable opinions and points of view (even, and especially more when differing from mine) and give me a good perspective on what different people value. Thanks everyone SO MUCH for your ideas and input. I think we have decided to scrap the 2 bed idea for the moment (not permanently though so your plans will come in handy down the line!!) due to costs as getting the ideal layout will involve so much remodelling and we have the other 3 to do as well. Plus we may extend out in the future so could create the second bedroom then! My head is exploding from decision fatigue and frustration with it so..... I have a new plan. Leave as one double bed but I like the idea some mentioned about moving the kitchen into that middle room! So now the lounge will be a lounge diner with the table in the window as kindly suggested. It will double as a spare bedroom with sofa bed(s) in! Then drop down to the kitchen with keeping the fire door into the hallway (hall will wall off so it's part of the one flat and not accessed from the hall and that gives us a storage cupboard over the old set of 3 stairs). Then the current bathroom we will create an entrance from the hall and push the shower back to the outside wall so it's a good size. Door from the hall stays for the main bedroom. (help with bathroom size would be good?) We figured if you have bedrooms at either end then either party can use the kitchen and bathroom in the middle of the flat without walking through the lounge! And the same for the bathroom. What do you think???? (if I could delete all my other posts I would as I've cluttered up my thread now, LOL)
